How a landlord roof survey works in Wineham

Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Agents and freeholders often want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason, with photos and recommendations. Surveys are carried out on any day of the week which can help when arranging access with residents. We survey gutters and downpipes, converted houses and shared roofs, and the problems we are asked to look at most are slipped or missing slates and tiles and flashings that have come away.

Somewhere as small as Wineham, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Wineham: your questions answered

Will you come out to Wineham?

Yes, Wineham is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Wineham listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey on Saturdays and Sundays?

We carry out surveys seven days a week. To find a day that suits you, phone 07833 053749 or email us.

Does this replace a RICS building survey?

No, it’s a roof survey. It’s not a RICS Level 2 or 3 survey and doesn’t replace a structural engineer’s report.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Do you need access to all the flats?

We may do. Where the loft or roof can only be reached through a home, we’ll need to go in so please give residents notice.

Will you say whether the freeholder or leaseholders should pay?

No. Who pays is usually set by the lease, and that’s a legal question. What we provide is a clear record of the roof’s condition that everyone can refer to.

What a landlord roof survey doesn’t cover

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Confirming asbestos in older roof materials
  • A full structural assessment of the building
  • Who pays under the lease (that is a legal question)

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.

Local roofs in Wineham

In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as Ockenden Manor, about 4.9 miles north-east, show how far back building in the area around Wineham goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Do you need a landlord roof survey in Wineham?

Many let properties sit under roofs that have seen decades of weather. Fixings, flashings and underlay can fail before the slates or tiles themselves, and a survey helps show where that’s happening.

These are some of the problems a survey can pick up:

  • Parapets and upstands in poor repair
  • Mortar falling from ridges and verges
  • Standing water on a flat roof
  • Damp or stains in top-floor flats

If you live in an older home near The Parish Church of St Peter, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Before booking anyone

  • Is there a chance to talk the report through?
  • Their drone registration, if they fly one
  • Whether VAT is in the quoted price
  • Will they check the loft as well as the outside?

What to expect from a roof survey

What happens if roof problems are left?

Water that gets into one flat can affect others below. Spotting roof defects early helps protect the whole building. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Roof by roof

Flat roofs on blocks and rear additions

Felt flat roofs often last around 15–20 years, so their age matters.

Shared chimney stacks

Chimneys often let water in at the flashings. We note what we can see.

What happens on the day

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. If you have questions on the day, just ask. Cottages and farmhouses around Wineham often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

Before we arrive

  • Make sure the loft hatch can be reached
  • Mention any parking restrictions on your street
  • Point out any leaks or damp patches

Related advice

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
