Landlord roof survey in Shermanbury

Access needs arranging before a survey of a let or shared building. The loft space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. Your agent or you arrange access, and we confirm what we need when you book. Any part we couldn’t reach is noted in the report. We survey gutters and downpipes, blocks of flats and flat roofs on blocks, and common reasons people get in touch are leaks into upper flats and damaged pots and flaunching.

Older buildings in small places like Shermanbury may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

What we cannot see

It helps to know what a survey won’t do before you book:

  • Confirming asbestos in older roof materials
  • Parts of the roof we can’t safely see or access
  • A full structural assessment of the building

If in doubt, call 07833 053749 or send us an email and we’ll point you to the right survey. What our survey covers.

What we look at

  • Flat roofs on blocks
  • Gutters and downpipes
  • Converted houses
  • Shared roofs
  • Blocks of flats
  • Rented houses

What we do, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. It usually takes an hour or two for a single let house, with blocks of flats taking longer. For a village or hamlet like Shermanbury, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Before we arrive

  • Gather any invoices or paperwork from past roof work
  • Make a note of anything you’d like us to look at

Advice

Different roofs, different checks

Roof spaces and lofts

The loft space shows a lot about a roof’s condition. We check it where there is safe access, looking for staining, damp and daylight.

Flat roofs on blocks and rear additions

Flat roof outlets often clog, and standing water follows. We check them as part of the survey.

Should I look at the roof myself first?

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Useful tips for Shermanbury property owners

From years of surveys, a few habits stand out as worth the effort:

  • Have gutters and outlets cleared every year
  • Hold on to old reports to compare later
  • Tell tenants when we’re coming
  • Check the loft space can be accessed

Questions about who pays under the lease are for your managing agent or a solicitor. What we provide is an independent record of condition to help those discussions.

Keep gutters and outlets clear, particularly on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.

FAQs for Shermanbury

Is my home in Shermanbury listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is Shermanbury in the area you cover?

Yes, Shermanbury is one of the places we work. The survey and report are the same in Shermanbury as anywhere else.

Does the report help with maintenance planning?

Yes. Recommendations are prioritised by urgency where relevant so you can plan spending. It does not include repair cost estimates but it gives contractors a clear brief.

Will you say whether the freeholder or leaseholders should pay?

No. The lease usually decides who is responsible and we do not give legal advice. What we provide is a clear record of the roof’s condition that everyone can refer to.

Does this replace a RICS building survey?

No. Our survey covers the roof, not the whole building. It’s not a RICS Level 2 or 3 survey or a structural engineer’s report.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Will you check the loft?

If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

Roofs, chimneys and gutters in Shermanbury

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If your home is one of the older ones in the streets near The Parish Church of St Giles, its roof may have old fixings, lead flashings and chimneys that need a closer look. Take a building like Jolesfield CofE Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
