Thermal roof survey in Twineham: what you get
What a thermal camera can show depends a lot on the weather. It’s useful to have a sunny day beforehand, a dry surface and calm air. Rain, a strong wind or heavy cloud can make the images less clear. We will discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. We survey ceilings below the roof, loft conversions and commercial roofs, and people most frequently book us about patches of heat loss across the roof and missing or slipped insulation.
Older buildings in small places like Twineham may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.
The report is written in plain words, so you do not need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

Twineham questions
Is Twineham within the area you cover?
Yes, Twineham is on our map. A small place gets exactly the same survey as a big one.
Is Twineham in the area you cover?
Yes, Twineham is within the area we cover. We survey roofs across London and the South East. Just ring 07833 053749 or email us and tell us about the property.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
Will you walk on the roof?
Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies.
Do you use drones?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.
What a survey costs
What a survey costs depends on the time and equipment it needs. That comes down to:
- Any need for thermal images or a drone flight
- Which survey package you book
- House, block, shop or office
- How many separate roofs there are, such as extensions, dormers and garages
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We will tell you which package suits the questions you have.
Helping us price your survey
You don’t need to know any roofing terms. It’s enough to tell us:
- What kind of property and roof it is
- Any deadline, like an exchange date
- How the loft is reached, if there is one
- Your postcode, so we can check access and travel
Not sure which survey you need? The easiest way is to ring 07833 053749 or email us and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.
The survey, step by step
Every roof is different, but as a rough guide the survey takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. You’re welcome to ask questions while we’re there. Older rural homes like those around Twineham can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- We look at the roof from the ground, from windows and from the roof itself where it’s safe.
- We take thermal images of the roof to pick up temperature patterns.
- Any patterns of interest are checked with moisture readings where we can reach them.
- The report sets out the images, what they suggest and what we recommend.
Before we arrive
- Let us know about parking near the property
- Show us where any leaks or stains appear
- Find any records of previous roof work

When you need someone else
It’s a careful look at the roof, not the whole story. The main limits are:
- Structural calculations, which need a structural engineer
- A formal energy assessment
- Proving moisture from the images alone

- Flat roofs
- Ceilings below the roof
- Commercial roofs
- Loft conversions
- Pitched roof slopes
- Insulated roof spaces
Before and after the survey
Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Tips:
- Take photos of stains as they appear, so we can compare
- Leave the roof to people with safe access
- Note where damp appears and after what weather
- Check outlets after heavy rain
The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.
Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps often appear after work in the loft.
Thermal roof surveys around Twineham
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. The wider area around Twineham has a long history of building, with Ockenden Manor about 4.1 miles north-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
If yours is one of the older homes in the streets near The Parish Church of St Peter, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps. Anyone responsible for a site like Twineham CofE Primary School will know that big roofs are where photos from the air and thermal images show the most at once.

Can I check my roof myself?
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Different roofs, different checks
Pitched slate and tile roofs
On pitched roofs, slates and tiles over a ventilated space can mask what’s happening underneath. We combine the images with an inspection from the loft where there is safe access.
Single-ply and EPDM roofs
Because these membranes are thin, patterns from below often show. Shiny surfaces can reflect heat, so we take care reading the images.
