How a flat roof survey works in Dragons Green
We inspect a flat roof from wherever it can safely be seen: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so the limits of the survey are clear. Common reasons to book are a sagging deck under the covering and blistering in felt or asphalt, across upstands and outlets, mastic asphalt and EPDM rubber.
In a small place like Dragons Green, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
The report is written in plain words, so you do not need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put with the most urgent first where relevant.

Dragons Green questions
Does a conservation area affect roof work in Dragons Green?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Will you come out to Dragons Green?
Yes. Dragons Green is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Does the weather affect the survey?
Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.
Can you survey any kind of flat roof?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We’ll tell you in the report.
Will you walk on the flat roof?
We inspect from wherever is safe: on the roof where it is safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.
What’s the best way to book?
To arrange a survey, call 07833 053749 or use the contact form and let us know the address and what you want to find out. We’ll confirm the price and agree a day with you.
Should I worry about standing water on my flat roof?
Standing water a day or two after rain usually needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.
What happens if roof problems are left?
If you’re buying, find out about the flat roof before you exchange. After that, the cost of any work is yours. A report gives you facts to put to the seller or agent. Outbuildings and barns around Dragons Green are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We’ll tell you which package suits the questions you have.

What happens on the day
We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about one to two hours at most homes, and about three to four hours for a commercial roof. Around Dragons Green, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You tell us about the roof, its covering if you know it, and any leaks.
- We check the roof from wherever it can be seen safely.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- The findings are written up with photographs and recommendations and emailed to you.
Getting ready for the survey
- Point out any leaks or damp patches
- Keep pets out of the way during the survey
- Clear the way to the loft hatch

Advice
What a flat roof survey looks like in Dragons Green
What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.
If you own a rental within reach of Billingshurst station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. The streets around a church like The Church of St Mary the Virgin are often among the oldest in a place, and if your home is one of the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Anyone responsible for a site like Shipley CofE Primary School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Different roofs, different checks
Single-ply membranes
Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.
Mastic asphalt
Asphalt roofs are common on older flats, walkways and commercial buildings. We look for crazing, cracks, blisters and splits at the skirtings.
Useful tips for Dragons Green property owners
Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Tips:
- File the paperwork for the roof and any repairs
- Note any new marks on ceilings beneath the roof
- Keep clear of rooflights and fragile roof sheets
- Note where water lies after a downpour
If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.
Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.

What this survey can’t tell you
Without opening up the roof, some things stay hidden, and that sets some limits:
- Structural calculations, which need a structural engineer
- A fixed date for when the roof will need replacing
- Parts of the roof that are not safe to walk on or view
