Chimney survey in Dragons Green: what you get
Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it is safe to reach. You get a written report with photos and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We survey shared and party-wall stacks, chimney breasts and brick chimney stacks, and common reasons people get in touch are spalled or crumbling bricks and loose, cracked or missing pots.
Some older homes in villages like Dragons Green are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Before and after the survey
A few practical points come up again and again on our surveys. They apply to most roofs:
- Check unused flues are capped with ventilation
- Do not use a ladder to reach the stack yourself
- Look at the chimneys with binoculars after a storm
- Keep track of stains on chimney breasts
After the visit, we write up the report with photographs of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.
Different roofs, different checks
Rendered stacks
Water can get in through cracks and then struggle to dry out. Cracks are photographed and noted.
Chimney breasts and the loft
Where a breast has been taken out, we check what supports the stack. Confirming the support is a job for a structural engineer.
Prices for chimney surveys in Dragons Green
Prices vary from roof to roof, for these reasons:
- Building height and the viewpoints available
- The type of building, from a house to a block or an office
- How complicated the roof is, with its valleys, chimneys and parapets
- The use of thermal imaging or a drone
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
Helping us price your survey
The more you tell us, the easier it is to price the survey. When you contact us, tell us:
- Why you want a survey: buying, a leak, a storm or new work
- Photos of the roof, taken safely from ground level or a window
- What kind of property and roof it is
- Where any leaks, stains or damp patches show inside
We confirm the price for the job before booking, so you know the cost up front. Prices start from £150, including VAT. To book, call 07833 053749 or email us.
How it works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours for most homes, a little longer where there are several stacks. For a village or hamlet like Dragons Green, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- We go through the chimneys, any damp and any work done on them.
- We check every stack from wherever it can be seen safely.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the loft space.
- The report, with photographs and recommendations, is emailed to you.
Before we arrive
- Keep pets inside or away from the areas we are looking at
- Check the loft hatch can be reached
- Have keys ready for side gates, garages or roof access doors

Local roofs in Dragons Green
Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list.
For site and facilities teams at buildings such as Shipley CofE Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Billingshurst station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Do you need a chimney survey in Dragons Green?
Stacks that were used for open fires for many years can weaken from the inside. Mortar can deteriorate unevenly from flue gases and moisture, which can make a stack lean.
These are some of the problems a survey can pick up:
- Redundant stacks capped without ventilation
- A chimney out of line
- Gaps in the mortar around the pots
- Pots or cowls that look unsafe
For an older house near a landmark like The Church of St Mary the Virgin, old fixings, lead flashings and tall chimneys are typical of older roofs.
Choosing a roof surveyor
- Whether you get a written report with photos
- What experience they bring
- Whether the inside of the roof is included
- How long the report takes to arrive
Why get it checked now?
Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a suitable contractor. For an older or listed building in a place like Dragons Green, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
