Rented homes, blocks and businesses

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Flat roof survey in Funtington

Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. We survey upstands and outlets, EPDM rubber and felt flat roofs, and common reasons people get in touch are failed seals around rooflight kerbs and gaps at upstands and abutments.

Some older homes in villages like Funtington are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Flat roof surveys around Funtington

Funtington is within about 4 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

If you look after a building such as Funtington Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Take an older house close to The Parish Church of St Mary: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Landlords with a home close to Nutbourne station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Your questions about flat roof surveys in Funtington

Do you cover smaller places like Funtington?

Yes, Funtington is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How do I find out if my home in Funtington is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can you survey any kind of flat roof?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

How much does a flat roof survey cost in Funtington?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Do you look in the roof space?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

What this survey cannot tell you

It’s a careful look at the flat roof, not the whole story. The main limits are:

  • What’s under the membrane without opening it up
  • An exact number of years the roof has left
  • Structural calculations, which need a structural engineer

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before you book. The full list of what we check.

What we look at

  • Felt flat roofs
  • GRP fibreglass
  • Upstands and outlets
  • Mastic asphalt
  • EPDM rubber
  • Single-ply membranes

How the survey changes by roof type

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. Our report notes cracks and any sign that the deck is flexing.

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.

How the survey works

Once we have finished looking, we write up our findings as a report with photographs, sent to you by email. On timing, most surveys take between one and two hours on an ordinary house, or half a day or so for a commercial building. Older rural homes like those around Funtington can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from the ground, from windows and from the roof where it’s safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before we arrive

  • Leave side gates unlocked
  • Agree roof access with the managing agent if it is shared
  • Let us know about any leaks, stains or damp patches you know of

Advice

Useful tips for Funtington property owners

From years of surveys, a few habits stand out as worth the effort:

  • Check from a window for ponding after heavy rain
  • Check the outlets after the leaves fall
  • Check that new brackets or units haven’t damaged the covering
  • Book a survey every few years

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.

Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.
