Flat roof surveys for South Ambersham homes and businesses

Flat roof surveys for homes and businesses in South Ambersham

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a photo-illustrated written report and our recommendations. We are frequently asked to look into splits, cracks and crazing and ponding water that doesn’t drain away, across felt flat roofs, GRP fibreglass and upstands and outlets.

Somewhere as small as South Ambersham, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them when you book.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What we are asked to look at in South Ambersham

No flat roof covering lasts for ever. Around 15 to 20 years is common for felt, while EPDM frequently lasts 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.

Look out for signs like these:

  • Upstands pulling away from walls
  • Outlets choked with leaves and silt
  • Damaged trims at the roof edge
  • Ponding water that doesn’t drain away

Anyone responsible for a site like Midhurst Rother College will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

What to check before booking

  • Is VAT included in the price?
  • How they plan to inspect the roof safely
  • What follow-up you get after the report
  • Whether the roof space is looked at, where there is one

Common questions in South Ambersham

Does a conservation area affect roof work in South Ambersham?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Will you come out to South Ambersham?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Can you find where water is getting through my flat roof?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause cannot be seen, we will say so and suggest what would help.

Do you cover flat roofs on blocks of flats?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so call 07833 053749 or send us an email with the address.

How do you inspect a flat roof?

It depends on what’s safe: on the roof where it is safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.

Will this cover the whole house?

No. Our survey covers the flat roof only. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.

What does a roof survey cost?

Flat roof survey starts from £150, including VAT. We confirm the price for the job before booking. To get a price, ring 07833 053749 or use the contact form.

Useful tips for South Ambersham property owners

Over many surveys, some simple habits stand out:

  • Note any new marks on ceilings beneath the roof
  • Ask whoever fits equipment on the roof to make good the covering
  • Check the outlets after the leaves fall
  • Have the roof looked at again after a severe storm

For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.

Flat roof surveys in South Ambersham: local notes

Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. Cowdray House, about 1.7 miles north-west, is one of the historic houses in the wider area around South Ambersham. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If yours is one of the older homes in the streets near Church of St James, the flat roofs on later extensions tend to wear out long before the main roof.

How it works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a hamlet or village like South Ambersham, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a written report with photographs and our recommendations.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Point out any leaks or damp patches
  • Find any records of previous roof work

Advice

What you can safely check yourself

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the flat roof, with photographs, useful for planning maintenance.
