About our flat roof survey in Selham

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’re worried about outlets that hold water back and loose or cracked edge trims, we can find out what’s behind it, whatever the roof.

Somewhere as small as Selham, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

When to book a survey in Selham

No flat roof covering lasts for ever. Around 15 to 20 years is common for felt, while EPDM frequently lasts 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.

A survey makes sense if you’ve noticed:

  • Splits and cracks in the covering
  • Water getting in at rooflights
  • Edge trims that have lifted or split
  • Dips that suggest the deck is deflecting

For an older house near a landmark such as Church of St James, the flat roofs on later extensions tend to wear out long before the main roof.

Before booking any roof surveyor

  • Will the report include photos?
  • Their track record with similar roofs
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How long the report takes to arrive

What a roof survey includes

Roof by roof

EPDM rubber

An EPDM rubber roof is usually one large sheet, bonded to the deck. We check the laps, the edges, the corners and any punctures.

Felt and built-up roofs

The edges and upstands of a felt roof are typically where trouble starts. Every upstand and edge is checked, with photos of any that have lifted or cracked.

FAQs for Selham

Is Selham in the area you cover?

Yes, Selham is within the area we cover. Our area covers London and South East England. Just ring 07833 053749 or email us and tell us about the property.

Does a conservation area affect roof work in Selham?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does the survey cover asbestos?

We don’t test for asbestos. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance.

Does the weather affect the survey?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too.

What this survey cannot tell you

Some things cannot be seen without opening up the roof, so a survey has limits:

  • A promise that the roof will not leak in future
  • A structural engineer’s assessment of the deck
  • The condition of the deck or insulation hidden under the covering

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before booking. The full list of what we check.

What we check

  • Felt flat roofs
  • Upstands and outlets
  • Mastic asphalt
  • EPDM rubber
  • GRP fibreglass
  • Single-ply membranes

What a survey costs

All our prices include VAT. What changes the price is:

  • The package you choose: Basic, Standard or Premium
  • Building height and the viewpoints available
  • If the survey needs thermal imaging or a drone
  • The shape of the roof and its details

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

What we need to know

What helps most when you contact us:

  • Any photos you have, taken from the ground or a window
  • The kind of building and roof involved
  • The address and postcode of the property
  • How the loft is reached, if there is one

Not sure which survey you need? The easiest way is to call 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

How the survey works

We don’t take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. The survey typically takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Selham can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

How to prepare

  • Note where any stains or damp appear
  • Keep pets out of the way during the survey
  • Mention any parking restrictions on your street

Flat roof surveys in Selham: local notes
