About our roof survey in Selham

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof, so they deserve a close look. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. We survey flat roofs, chimney stacks and lead flashings, and people most often book us about ponding, splits or blisters on flat roofs and crumbling chimney pointing or cracked flaunching.

Somewhere as small as Selham, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Roof by roof

Natural slate

Slate is one of the most durable roof coverings, yet the nails holding it frequently fail long before the slate. Slipped, cracked and missing slates are all noted.

Concrete interlocking tiles

Mortar at ridges and verges frequently cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded.

Do you need a roof survey in Selham?

Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It can look like a leak.

A survey makes sense if you’ve noticed:

  • Lifted, split or missing lead flashings
  • Standing water on a flat roof
  • Crumbling chimney pointing or cracked flaunching
  • Worn or blocked valleys

If you live in an older home near Church of St James, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What to check before booking

  • What the survey won’t cover
  • Their insurance cover
  • Their report turnaround times
  • Whether you can ask questions once you have the report

What a roof survey includes

Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Don’t climb onto the roof yourself
  • Include dormers, porches and garages as you book
  • Hold on to the report for future surveys
  • Tell us about any leaks or stains you’ve seen

The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

Questions from Selham

Do you carry out roof surveys in Selham?

We do. The survey and report are the same in Selham as anywhere else, and visits run on weekdays and weekends.

Will you come out to Selham?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Does someone need to be in?

Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Will you climb onto the roof?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.

What does a roof survey cost?

Roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

The survey, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes between one and two hours for most homes, depending on how many separate roofs there are. Rural addresses near Selham can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Preparing for the visit

  • Leave side gates unlocked
  • For flats, make sure roof access has been agreed
  • Move anything stored under the loft hatch

Book a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

Can I check my roof myself?

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
