Roof surveys for homes and businesses in Graffham
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. Common reasons to book are water stains on rafters and ceiling joists and valley linings that have cracked or split, on chimney stacks, the roof space and clay and concrete tiles.
Somewhere as small as Graffham, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

Common roof problems in Graffham
A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.
Things that frequently lead to a survey include:
- Condensation or damp timbers in the loft
- Debris building up in roof valleys
- Worn lead at chimneys and abutments
- Gaps in the roof where coverings have gone
Historic houses like Cowdray House, about 3.5 miles north-west, show how far back building around Graffham goes. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.
What to check before booking
- Whether the roof space is looked at, where there is one
- Their track record with similar roofs
- Is there a chance to talk the report through?
- What insurance they carry

Practical tips
Here are a few things we’d tell any owner, before and after a survey:
- Watch for slipped slates after bad weather
- Let us know about any leaks or stains you’ve seen
- Clear the loft hatch area before we arrive
- Include dormers, porches and garages as you book
Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. You can ask us about anything that is not clear.
Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.
What this survey can’t tell you
Every survey has limits, and it is better to know them up front. Bear these in mind:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A structural engineer’s report
- Walls, floors and services below the roof
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and doesn’t.
What we check
- Lead flashings
- Chimney stacks
- The roof space
- Natural slate
- Flat roofs
- Ridges, hips and valleys
- Clay and concrete tiles
What you can safely check yourself
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
What a roof survey looks like in Graffham
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For site and facilities teams at buildings like Graffham CofE Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark like The Parish Church of St Giles, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

The survey, step by step
Once we have finished looking, we write up our findings as a written report with photos, emailed to you. As for time on site, it usually takes an hour or two at a typical home, and longer for a large or complex roof. In a hamlet or village like Graffham, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

Common questions in Graffham
Is my home in Graffham listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is Graffham in the area you cover?
Yes. We survey roofs across London and South East England, and Graffham is part of that. You can phone 07833 053749 or send us an email with the address and some details.
How much does a roof survey cost in Graffham?
Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.
How experienced are you?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
Can you tell me how long my roof will last?
Not as a figure. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
Can you survey in bad weather?
It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.
