Pre-purchase roof surveys in Graffham

What happens on the day

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere like Graffham needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Advice

Pre-purchase roof survey in Graffham: what you get

A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, with VAT included. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. Common reasons to book are quick fixes on flashings and valleys and roof slopes that look uneven or sagging, on clay and concrete tiles, lead flashings and valleys and chimney stacks.

Being in a small place like Graffham makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.

What you get is a clear record of the roof on the day we saw it. It is useful right away, and a good reference for later, such as when you want to compare after future work.

Tips from our surveys

There’s plenty you can do without going near the roof. What helps most:

  • Find out whether the roof has been replaced or patched
  • Watch for stains or fresh paint on ceilings below the roof
  • Let us know your exchange date as you book
  • Ask the agent to make sure the loft hatch can be opened

Your report arrives by email, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.

Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.

Pre-purchase roof surveys in Graffham: local notes

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. The wider area around Graffham has a long history of building, with Cowdray House about 3.5 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to The Parish Church of St Giles: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Rented homes, blocks and businesses

We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the roof, with photographs, which helps you plan work between tenancies.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

Roof by roof

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but they weather and can crack, and low-pitched roofs need their laps to be right.

Natural slate

Many older homes in London and South East England have slate roofs. We check for slipped, cracked and missing slates, and for clips or tingles that show past repairs.

Common questions in Graffham

Do you cover Graffham?

Yes, Graffham is one of the places we work. The survey and report are the same in Graffham as anywhere else, and visits run on weekdays and weekends.

How do I find out if my home in Graffham is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

When will the report arrive?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we will help you choose.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

What’s the best way to book?

The quickest way is to phone 07833 053749 or use the contact form. Give us the address and some details about the roof. We survey seven days a week.

When should I book a pre-purchase roof survey?

Book as soon as your offer is agreed. You need the report before you exchange, because after that the roof is yours to deal with.

Can I take the findings back to the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller, so we cannot promise any saving.

What affects the price in Graffham

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • If the survey needs thermal imaging or a drone
  • How tall the building is and how easy the roof is to see
  • How many separate roofs there are, like extensions, dormers and garages

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We can help you choose the package that fits what you need to know.

Booking your survey

Getting the details right at the start saves time. It is useful to include:

  • What’s prompted the survey
  • What kind of property and roof it is
  • Where any leaks, stains or damp patches show inside
  • Whether there’s a loft hatch, a shared roof or tricky access

Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or drop us an email.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
