Chimney surveys in Graffham

About our chimney survey in Graffham

On terraced and semi-detached houses, a chimney stack is often shared with next door. We check what can safely be seen and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. You get a photo-illustrated written report and what we recommend. Common reasons to book are frost-damaged brickwork on the stack and a chimney out of line, on flaunching, chimney pots and cowls and lead flashings.

In a small place like Graffham, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

Rented homes, blocks and businesses

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or use the contact form with the addresses.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it when you book and we’ll plan the visit with that in mind.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Check your stacks from ground level after strong winds
  • Keep track of stains on chimney breasts
  • Check unused flues are capped with ventilation
  • Never climb onto the roof to look at a chimney

Many people use the report to get quotes for the work. Because everyone is pricing the same findings, the quotes are easier to compare.

Watch for damp or staining on chimney breasts. Early signs are easier to trace.

Chimney surveys in Graffham: local notes

About 3.5 miles north-west lies Cowdray House, a reminder of how long the area around Graffham has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Anyone responsible for a site like Graffham CofE Infant School will know that large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark like The Parish Church of St Giles, its chimney, valleys and lead work are likely to be the parts that need attention first.

Graffham is about 9 miles north-east of Chichester, in West Sussex. Graffham is part of the area we cover across London and South East England. Our West Sussex coverage includes Graffham. Portsmouth is in our area too.

What affects the cost of chimney surveys

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • The package you choose: Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages
  • The type of building, from a house to a block or an office
  • How complicated the roof is, with its valleys, chimneys and parapets

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

What we need to know

If you can, have these to hand when you contact us:

  • Where the property is, with the postcode
  • Your timetable, like an exchange date
  • What made you get in touch
  • Access details, such as a loft hatch or a shared roof

Booking is simple: just phone 07833 053749 or email us, let us know about the property and we’ll explain which survey suits. The price is agreed up front.

Common questions in Graffham

How do I find out if my home in Graffham is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you come out to Graffham?

Yes, Graffham is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What does the report include?

It sets out what we found, why it matters and what we recommend, backed by photographs. It also says if any part of the roof couldn’t be seen safely.

How can you see the top of the stack?

Each stack is viewed from the safest viewpoints: from ground level, windows and vantage points, and from the loft where there’s access. Our Premium Survey includes a drone inspection where it applies. We note anything we couldn’t see.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

How much is a survey?

Our price is from £150, including VAT. We confirm the price for the job before you book. To get a price, ring 07833 053749 or send us an email.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What we look for on each type of roof

Brick stacks

Older brick stacks frequently have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.

Chimney pots and cowls

Damaged pots are a safety concern as well as a leak risk. We photograph each pot and note any damage.

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. Most surveys take between one and two hours for most homes, a little longer where there are several stacks. Rural addresses near Graffham can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

Getting ready for the survey
