Your questions about thermal roof surveys in Selham

Is my home in Selham listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you carry out roof surveys in Selham?

Yes, Selham is one of the places we work. The survey and report are the same in Selham as anywhere else.

Which survey includes thermal imaging?

It comes with our Premium Survey, which starts from £400. That also includes a full inspection, a drone inspection where applicable, structural analysis and a same-day report.

Will thermal imaging find my leak?

It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. We combine it with a visual inspection and moisture readings, as the camera alone cannot prove a leak.

Can a thermal camera see water?

The camera doesn’t see water itself. Because wet insulation holds heat for longer, it can show as a different temperature, and moisture readings are used to check it.

How experienced are you?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

How long does the survey take?

That depends on the size and shape of the roof, but most surveys take roughly 1–2 hours at a typical home, and longer for a large or complex roof. The report is sent afterwards by email.

How a thermal roof survey works in Selham

Thermal imaging is a useful tool, but it has limits. Sun, shade, reflective surfaces and wind can all change what the camera shows. That is why we check findings with moisture readings and a close visual inspection. The report is clear about what the images show and what they don’t. Where something can’t be confirmed, we say what would help next. We survey commercial roofs, loft conversions and insulated roof spaces, and common reasons people get in touch are damp around chimneys and parapets and ceilings that feel colder in places.

Some older homes in villages like Selham are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

Practical tips

You do not need to be a roofer to help. What helps most:

  • Don’t climb onto the roof to look for leaks yourself
  • File the images with your roof records
  • Don’t switch the heating off before the visit
  • Take photos of stains as they appear, so we can compare

Where a pattern can’t be confirmed, the report says what could help, like electronic leak detection or opening up a small area.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

Why act early in Selham

The longer moisture sits in a roof, the more it can affect timbers and finishes below. Looking now, while the damage may still be limited, keeps more options open. For an older or listed building in a place like Selham, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £400, including VAT. Size, height and access decide where your roof falls.

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether the deck or roof structure is strong enough
  • What’s inside walls or under coverings, without opening up
  • Insulation values or heat loss calculations

If in doubt, ring 07833 053749 or email us and we will suggest the right survey. The full list of what we check.

What this survey covers

  • Insulated roof spaces
  • Commercial roofs
  • Pitched roof slopes
  • Flat roofs
  • Ceilings below the roof
  • Loft conversions

Checking the roof from ground level

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Different roofs, different checks

Felt and asphalt flat roofs

Built-up felt and asphalt roofs can hide trapped water for a long time. The camera can give clues to where it’s sitting, when the conditions allow.

Pitched slate and tile roofs

Thermal images of a pitched roof can still show heat loss patterns and some damp areas. We explain what can and can’t be read from them.

Drones, thermal imaging and Selham roofs

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. About 2.7 miles west lies Cowdray House, a reminder of how long the area around Selham has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as Church of St James are frequently among the oldest in a place, and if your house is among the older ones nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view by drone or thermal camera helps.

How the survey works

After the inspection, everything we found is written up as a photo-illustrated written report, emailed to you. On timing, most surveys take an hour or two for most homes, plus time to check any thermal findings with moisture readings. Somewhere as small as Selham, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • Jot down any questions you want answered
  • Clear the way to the loft hatch
  • If you are buying, let the agent know when we are coming
