How a thermal roof survey works in Rotherbridge

A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. It works best when the building is heated and it is colder outside. Our report points out what the images suggest and where to look more closely. It isn’t an energy rating or a heat loss calculation. If you are worried about leaks that are hard to trace and gaps in loft insulation, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Rotherbridge, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from the ground. Weather and airspace are looked at ahead of the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You’ll see the good as well as the bad.

Checking the roof from ground level

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Tips that help

These tips come from what we see on roofs every week:

  • Keep outlets and gutters clear to stop water sitting
  • Photograph damp patches with the date
  • Use the report as a baseline for later checks
  • Make sure the loft can be reached safely

Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it is easy to find each area on the roof.

Clear outlets and gutters regularly, so water does not sit on the roof. Less standing water means less chance of it getting under the covering.

How it works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. It typically takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. For a village or hamlet like Rotherbridge, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • Clear the way to the loft hatch
  • Make sure we can get to the back of the property
  • Make a note of anything you’d like us to look at

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Letting agents can arrange access with tenants. Surveys run on weekdays and at weekends, which can make access easier.

Rotherbridge: your questions answered

Is Rotherbridge within the area you cover?

Yes, Rotherbridge is on our map. A small place gets exactly the same survey as a big one.

Do you carry out roof surveys in Rotherbridge?

Yes. We survey roofs across London and South East England, and Rotherbridge is part of that. Just ring 07833 053749 or use the contact form and tell us about the property, and we’ll talk through which survey suits.

What does a thermal roof survey show?

The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, and we check them with moisture readings.

How fast do I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

What happens next?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

How much does a thermal roof survey cost?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

What we look for on each type of roof

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We check cracks by eye and use the images to see whether there’s a pattern around them.

Parapets, valleys and junctions

Junctions where roofs meet walls, parapets and valleys are common places for water to get in. The camera can help show damp around these junctions.

Thermal roof surveys in Rotherbridge: local notes

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Steep or complicated roofs are often hard to see from the ground, which is where close-up aerial shots and thermal images help.

If yours is one of the older homes in the streets near The Parish Church of All Hallows, thin or patchy insulation under an old roof often shows up clearly on a thermal image. Historic houses such as Petworth House, about 1.2 miles north-east, show how far back building around Rotherbridge goes. Aerial photos and thermal images let an old roof be checked without anyone disturbing it.

Common roof problems in Rotherbridge

Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Missing or slipped insulation can stand out as temperature differences, particularly when it is warm inside and cold outside.

Signs worth acting on include:

  • Moisture around outlets and upstands
  • Patches of heat loss across the roof
  • Damp patches with no obvious cause
  • Ceilings that feel colder in places

Anyone responsible for a site like Petworth Cof E Primary School will know that a view from above covers a wide roof far faster than walking it.
