Gutter surveys for homes and businesses in Rotherbridge

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that typically means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a photo-illustrated written report. Common reasons to book are joints that drip after rain and overflowing valley or parapet gutters, across outlets and hoppers, fascias and soffits and eaves gutters.

Somewhere as small as Rotherbridge, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Common roof problems in Rotherbridge

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold, and in time their joints can drip. On cast iron, joints can rust and open up once the paint has worn away.

Most people get in touch after spotting something like this:

  • Rotten fascias or stained soffits
  • Overflowing valley or parapet gutters
  • Dripping or leaking gutter joints
  • Gutters packed with leaves or moss

The streets around a church like The Parish Church of All Hallows are often among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What a roof survey includes

Gutter surveys around Rotherbridge

Petworth House, about 1.2 miles north-east, is one of the historic houses in the wider area around Rotherbridge. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Knowing the covering helps explain which parts of a roof are likely to need work first.

For landlords with property near Pulborough station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings like Petworth Cof E Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Rotherbridge is about 8 miles south-west of Billingshurst, in West Sussex. Rotherbridge is one of many places we visit across West Sussex. Our area takes in places right across West Sussex. For surveys nearby, see our Guildford page.

Leave it or get it looked at?

Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now normally keeps the fix smaller. In a small place like Rotherbridge, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Every price we give includes VAT. Gutter survey starts from £150, including VAT. You’ll know the price for your survey before you book.

Practical tips

You don’t need to be a roofer to help. Here’s what helps most:

  • Get trees that overhang the gutters trimmed
  • Book gutter clearing once a year, more often near trees
  • Watch ceilings under valley gutters for fresh marks
  • Ask for valleys and parapet gutters to be cleared too

Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.

Get the gutters cleared every year, and more often if trees overhang the roof. The best time is usually after the leaves have dropped. Clean gutters can do their job.

Questions from Rotherbridge

Do you survey roofs for landlords with property near Pulborough station?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or send us an email with the details, and we will talk through which survey suits.

Will you come out to Rotherbridge?

We do. A small place gets exactly the same survey as a big one.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Is it a structural engineer’s report?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Will you go up on the roof?

Only when it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Does the report include photos?

Yes. Photos are part of every report, so you can see exactly what each finding refers to.

What’s the best way to book?

Just ring 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

What happens on the day

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Older roofs in small places like Rotherbridge can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Make sure we can get to the back of the property
  • Let us know about parking before the day

How the survey changes by roof type

Fascias and soffits

Fascias carry the gutters, so rot in the boards can loosen the whole run. We note soft, stained or damaged boards we can see.

Cast iron gutters

A good many period homes still have cast iron rainwater goods. They last well when painted but corrode once the paint wears off.
