Why get it checked now?

A defects or warranty period doesn’t last for ever. A snagging inspection before then leaves time to act. Older cottages and farmhouses around Rotherbridge can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

New roof snagging for homes and businesses in Rotherbridge

Our report records what we see, with photos and clear descriptions. Any dispute about the work is between you and your roofer or builder. What we provide is an independent record of the roof’s condition. The report does not price repairs or settle who is responsible, but it does set out clearly what we found. Typical surveys look at vents that weren’t fitted or are covered and poorly finished verges, on ridges and verges, replacement roofs and new-build homes.

Older buildings in small places like Rotherbridge may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it is worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

We keep jargon out of it: where something needs attention, it says so plainly.

Your questions about new roof snagging in Rotherbridge

Does a conservation area affect roof work in Rotherbridge?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Rotherbridge within the area you cover?

Yes, Rotherbridge is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

What if it rains on the day?

It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

Do you lift tiles to check the fixings?

No. We inspect what can be seen without opening up the roof so hidden fixings are not visible to us. We note what couldn’t be seen.

Can you settle a dispute with my builder?

No. We report on what we see. A disagreement about the work is between you and them, and the report gives you a clear record to refer to.

How long will you be on site?

A visit typically takes about one to two hours for most homes, depending on how much new work there is to check. You will know roughly how long when we arrange it.

Do you check new-build roofs?

Yes, the inspection works the same as for a re-roof. You get a photo report of any snags to raise with the builder.

Local roofs and buyers in Rotherbridge

About 1.2 miles north-east lies Petworth House, a reminder of how long the area around Rotherbridge has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If yours is one of the older homes in the streets near The Parish Church of All Hallows, the roof may have had decades of patch repairs, and the survey shows where they are. If you let a flat or house near Pulborough station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Surveys for landlords and agents in Rotherbridge

Where a roof is shared: we need access agreed with the building owner or managing agent. Tell us about it as you book and we will plan the visit with that in mind.

Freeholders and residents’ companies use a roof report to plan and budget.

What this survey can’t tell you

It’s a careful look at the new roof, not the whole story. Its limits include:

  • Repair costs for putting snags right
  • How the roof will perform for years to come
  • Fixings and underlay hidden under the coverings

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. What a survey covers and does not.

Roof types and parts we check

  • Ridges and verges
  • Loft conversions and dormers
  • Replacement roofs
  • New-build homes
  • Flashings and valleys
  • New flat roofs

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.

What we do, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes about one to two hours for a house; commercial roofs usually need 3–4 hours. Somewhere as small as Rotherbridge, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we note any deadlines and concerns.
  2. The roof is inspected from the ground, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

How to prepare

  • Keep pets out of the way during the survey
  • Note where any stains or damp appear
  • Have keys ready for side gates, garages or roof access doors

Arrange a survey

Not sure which survey you need? It’s easiest to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Before and after the survey

Small things make a difference. Some pointers:

  • Check ceilings and the loft after heavy rain
  • Check before your warranty period ends
  • Keep the contract and invoices together
  • Look for debris left in gutters from ground level

Once the work is finished, check the ceilings and loft after the next downpour. If anything shows, tell your roofer right away.

Agree the snagging inspection with your roofer before the job starts. Everyone then knows what to expect and time is set aside for snags.
