Tips from our surveys

There’s plenty you can do without going near the roof. What helps most:

  • Check for spilling water in a downpour
  • Have gutters cleared at least once a year
  • Look for downpipes coming loose
  • Check from the ground or a window, not a ladder

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over. If it does not, tell whoever did the work.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Less debris means fewer blocked outlets.

About our gutter survey in Petworth

Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. We survey valley gutters, eaves gutters and parapet and box gutters, and people most frequently book us about gutters full of debris and silt and hoppers and outlets full of debris.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

FAQs for Petworth

Does a conservation area affect roof work in Petworth?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Will you come out to Petworth?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Could my damp wall be caused by the gutters?

Overflowing gutters frequently lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we will say so, based on what we can see.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

Do you climb onto every roof?

Only when it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. If you have questions on the day, just ask. Cottages and farmhouses around Petworth often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before the survey

  • Keep pets inside or away from the areas we’re looking at
  • Agree roof access with the managing agent if it’s shared
  • Have any paperwork from past roof work to hand

Arrange a survey

Signs you need a gutter survey in Petworth

Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.

Things that often lead to a survey include:

  • Downpipes that are split or coming away
  • Water backing up from a hidden gutter
  • Water spilling over the gutter edge
  • Dripping or leaking gutter joints

For site and facilities teams at buildings like Petworth Cof E Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What to check before booking

  • What exactly goes into their report
  • How much experience they have with roofs like yours
  • Whether they hold professional indemnity and public liability insurance
  • Whether the loft is part of the inspection

What a good roof survey covers

What we look for on each type of roof

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear, and brackets can sag under load.

Fascias and soffits

Some older soffits may contain asbestos. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.

What we can’t see

It is a careful look at the gutter, not the whole story. Its limits include:

  • The inside of a downpipe along its whole length
  • Gutters out of sight from every safe vantage point
  • The inside of buried drains

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Local roofs in Petworth

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Petworth House, about 0.3 miles north, is one of the historic houses in the wider area around Petworth. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Landlords with a home close to Pulborough station may find that the gap between tenancies is a good time to have the roof looked at. Take an older house close to Sacred Heart Church: its chimney, valleys and lead work are likely to be the parts that need attention first.
