How a pre-purchase roof survey works in Petworth
Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you’re tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it’s safe to get in. You get a report with photos. We’re often asked to look into signs of past leaks inside the loft and blistered or split felt on a flat roof, across chimney stacks, gutters and downpipes and lead flashings and valleys.
Being in a small place like Petworth makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them when you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays and at weekends.
Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Prices for pre-purchase roof surveys in Petworth
The price reflects the time and kit the roof needs. That comes down to:
- The roof’s overall size
- Whether you choose the Basic, Standard or Premium Survey
- Height and safe access
- Commercial roofs and larger buildings
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.
What to tell us when you get in touch
Getting the details right at the start saves time. Please include:
- The reason for the survey, like buying, a leak or storm damage
- Your timetable, such as an exchange date
- The style of property, from a terrace to a block
- Photos of the roof, taken safely from ground level or a window
Photos help, if you have them. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or email us.
What we look for on each type of roof
Natural slate
Slate is common on Victorian and Edwardian houses. We check for slipped, cracked and missing slates, and for clips or tingles that show past repairs.
Gutters and parapets
Parapet and box gutters are hidden behind walls and can overflow inside. Where we can see them safely, we check the linings and outlets.
Pre-purchase roof surveys in Petworth: local notes
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. Petworth House, about 0.3 miles north, is one of the historic houses in the wider area around Petworth. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
If you own a rental within reach of Pulborough station, a roof report gives you a clear picture before you buy or settle up with a roofer. For an older house near a landmark like Sacred Heart Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Petworth is about 12 miles north-east of Chichester, in West Sussex. We survey roofs in Petworth and the rest of West Sussex, as part of our work across London and the South East. Petworth is one of the towns and villages in West Sussex we cover for pre-purchase roof surveys. For surveys nearby, see our Guildford page.
Surveys in GU28 work the same way as everywhere else we cover. You will find streets such as Station Road, Back Lane and Rosemary Lane, all of which we cover. Petworth sits on or near the A272 and A283, so getting to you is simple. We also cover the places around Petworth: Hampers Green (1 mile north), Haslingbourne (1 mile south-east), Tillington (1 mile west), Rotherbridge (1 mile south-west) and Upperton (1 mile north-west). Around Petworth
Typical jobs here are in homes near The Old Square Tavern. For rail, the closest station is Pulborough station, about 4.4 miles south-east of the centre. Nearby you will also find Coates Castle (2.6 miles south) and Coultershaw Heritage Site (1.2 miles south). For a walk, there’s The Mens.
Why it is worth a survey now in Petworth
A seller may honestly not know the state of the roof. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today. Older and listed buildings around Petworth may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.
What you get with us
- Prices that include VAT
- An independent look at the roof
- 20+ years’ experience
- Drones and thermal imaging where it applies
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
What this survey can’t tell you
To be straight with you, a roof survey has limits:
- Structural calculations (that is a structural engineer’s job)
- Defects hidden under coverings or inside walls without opening up
- How a seller will respond, or what the house is worth
If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.
What we check
- Flat-roofed extensions and dormers
- Chimney stacks
- Clay and concrete tiles
- Natural slate
- Lead flashings and valleys
- Gutters and downpipes
- The roof space

What else we do in Petworth
The survey, step by step
Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes between one and two hours for a house, and about three to four hours for a commercial roof. Somewhere like Petworth needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We arrange access with you, the agent or the seller.
- We check the roof from ground level, from windows, from the roof space and from the roof where safe.
- Each part of the roof is examined and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Before the survey
- Have any questions written down, so nothing gets missed
- Tell us about any leaks, stains or damp patches you know of
- If you are buying, let the agent know when we are coming
