Pre-purchase roof surveys for homes and businesses in River
Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, along with a same-day report. If airspace rules or the weather rule out a flight, we will say so and inspect from every other safe vantage point. We survey lead flashings and valleys, the roof space and clay and concrete tiles, and common reasons people get in touch are old water stains in the roof space and gutters that overflow or drip at the joints.
Being in a small place like River makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.
Where we can’t see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

For landlords and managing agents
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the survey around it.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.
Local roofs and buyers in River
Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Historic houses such as Petworth House, about 2.4 miles east, show how far back building in the area around River goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
River is about 12 miles east of Petersfield, in West Sussex. Anywhere in River, we can carry out pre-purchase roof surveys at your property, on a weekday, Saturday or Sunday. Our area takes in places right across West Sussex, from the larger towns to small villages. There’s also a page for Guildford.

What we look for on each type of roof
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes in London and South East England. Worn or cracked lead lets water straight into the roof, and missing lead is not unknown, as it’s a target for thieves.
Gutters and parapets
Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.
Common questions in River
Is my home in River listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover smaller places like River?
Yes, River is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Let us know about it as you book and we will plan the survey around it.
What’s the best way to book?
To book, phone 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.
Will you need to get into the loft?
Where possible, yes. We look in the loft space where there is safe access, and views from upper windows help too. Access is normally arranged through the agent or seller.
Can I use the report to negotiate on price?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller, so we can’t promise any saving.
What we are asked to look at in River
The fixings and underlay frequently fail before good slates or tiles do. Natural slate can last 100 years or more, yet the nails holding it rust and let slates slide. It is a frequent finding on older houses.
Things that often lead to a survey include:
- Loose pots and cracked flaunching
- Old water stains in the roof space
- Ponding, blisters or splits on a flat roof
- Lead that has worked loose at a wall or chimney
The streets around a church like The Parish Church of St Peter are often among the oldest in a place, and if yours is one of the older homes nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
Choosing a roof surveyor
- Will they check the loft as well as the outside?
- What the report includes, and whether it has photos
- Whether any drone flown is registered with the CAA
- When you’ll get the report
Leave it or get it looked at?
Even if you go ahead regardless, knowing the roof’s condition helps you plan. The report shows what needs doing first, so you can plan work before small faults get bigger. In a small place like River, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.

What else we do in River
The survey, step by step
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take roughly 1–2 hours for a house, or half a day or so for a commercial building. Older roofs in small places like River can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- You book once your offer is accepted and let us know the address and your timetable.
- We arrange access with you, the agent or the seller.
- We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Before we arrive
- Dig out any old roof reports or invoices
- Keep pets in another room
