Storm damage roof reports in River

How a storm damage roof report works in River

A storm damage roof report is priced from £150. It is a written report with photographs, sent by email. It is not a repair quote and doesn’t include repair costs, so you’ll need a roofer’s quote for that. The insurer may still send a loss adjuster of its own. What you get is an independent record of the damage and what seems to have caused it. If you’ve noticed flashings pulled away from walls or stacks and flat roof edges peeled back, a survey will tell you what’s going on, on ridges and hips, slate and tile slopes and flashings alike.

Being in a small place like River makes no difference to how a leak or storm damage is looked at: the journey and access are just planned beforehand. It is useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photos of the water coming in, they help as well.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Landlord and commercial surveys in River

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or send us an email with the addresses.

What this survey can’t tell you

In fairness, a roof survey has limits:

  • Damage hidden under coverings or inside the structure, without opening up
  • Negotiating a claim settlement
  • Repair costs or quotes for the work

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before booking. What a survey covers and does not.

What a storm damage roof report looks like in River

Petworth House, about 2.4 miles east, is one of the historic houses in the wider area around River. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Each of these roof types has its own typical places for water to get in.

Leave it or get it looked at?

Damage left open lets in more rain. That can add to the damage and make it harder to separate from the storm. Emergency temporary protection should be arranged with a roofer. For an older or listed building in a place like River, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.

What you get with us

Questions from River

How do I find out if my home in River is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is River in the area you cover?

Yes, River is one of the places we work. The survey and report are the same in River as anywhere else, and visits run on weekdays and weekends.

Will my insurer pay for an old roof?

Wear and tear is not normally covered. We describe what looks like fresh storm damage and what looks older. Your insurer decides the claim.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Do you test for asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Will you fly a drone over my roof?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

What do I do if water is coming in?

Call a roofer for emergency temporary protection. Take photos from ground level first if it’s safe. Keep receipts in case your insurer asks for them.

What affects the price in River

Not every roof costs the same to survey, for these reasons:

  • Extra roofs, like extensions, dormers or garages
  • The type of building, from a house to a block or an office
  • Basic, Standard or Premium
  • Roof area

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

There is no need for technical words. It’s enough to tell us:

  • Pictures of the roof from a safe spot, if you have them
  • The kind of building and roof involved
  • Whether there’s a loft hatch, a shared roof or tricky access
  • When you need the report by

Once you know what you need, call 07833 053749 or send us an email. We will suggest a package, agree the price and find a date.

The survey, step by step

Every roof is different, but as a rough guide the survey takes about 1–2 hours at a house, and longer if the damage is spread across a large roof. You are welcome to ask questions while we’re there. Cottages and farmhouses around River frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. The roof is looked at from the ground, from windows and from the loft space where it is safe.
  3. Each area of damage is photographed and described.
  4. We check whether the damage fits storm damage, older wear or both.
  5. The findings are written up with photos for you to share with your insurer.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • For flats, make sure roof access has been agreed
  • Tell us about any leaks, stains or damp patches you know of

How to book

To arrange a survey, phone 07833 053749 or send us an email and tell us the address and what’s prompted the survey. We’ll confirm the price before you book.

Do you need a storm damage roof report in River?

When you claim, your insurer may ask for evidence of the damage and its cause. An independent report gives you a clear record to send. The decision still rests with the insurer.

Most people get in touch when they’ve noticed one of these:

  • Water coming in after the storm
  • Loose or broken chimney pots and cowls
  • Lead lifted at abutments
  • Slipped or missing slates or tiles

If your house is among the older ones in the streets near The Parish Church of St Peter, lead flashings, valleys and old chimneys are typical places for water to get in.

Before you book any roof surveyor

  • Whether the loft is part of the inspection
  • How they plan to inspect the roof safely
  • How much experience they have with roofs like yours
  • Which limits apply to the survey
