New roof snagging in River: what you get

Our snagging inspections cover River and the rest of London and South East England. A visit normally takes about one to two hours for a typical new house roof, longer where the roof is large or complicated. We inspect as far as it is safe to see including by drone where applicable. A photo report follows. We inspect on weekdays and at weekends. We survey new-build homes, replacement roofs and loft conversions and dormers, and the problems we are asked to look at most are underlay not dressed into the gutter and tiles or slates sitting out of line.

Somewhere as small as River, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Where we can’t see part of the new roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

When to book a survey in River

Debris left behind is common after roof work. Offcuts and broken pieces often end up in the gutters and on extension roofs.

Typical things we are asked to look at include:

  • Underlay not dressed into the gutter
  • Loose flashings at walls or chimneys
  • Broken coverings left on a new roof
  • Untidy or loose verge details

If you own one of the older houses in the streets near The Parish Church of St Peter, the roof may have had decades of patch repairs, and the survey shows where they are.

  • Their drone registration, if they fly one

What a roof survey includes

Why it is worth a survey now in River

It’s easier to get snags sorted while money is still owed. Once the job is paid and the roofer has moved on it can be harder to get them back. Our report lists what to raise. Where a roof is exposed, as many are in small places like River, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

Why book us in River

  • Photos and a written report every time
  • Professional indemnity and public liability insurance
  • Surveys seven days a week
  • Independent findings on the roof’s condition

How we price new roof snagging

We confirm the price for your survey before booking. This is what makes a difference:

  • Whether thermal imaging or a drone is needed
  • The height of the building and how the roof can safely be seen
  • The shape of the roof and its details
  • How many separate roofs there are, such as extensions, dormers and garages

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

River: your questions answered

Is River in the area you cover?

We do. Every survey there gets the same written report with photographs.

Is River within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you tell me if my roof has asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Do you lift tiles to check the fixings?

No. We don’t open up the new roof so hidden fixings are not visible to us. We note what couldn’t be seen.

When should I book new roof snagging?

Ideally before you make the final payment so snags can be raised while the job is still open. Otherwise, book before your defects or warranty period runs out.

How do I book a survey in River?

It’s easiest to ring 07833 053749 or email us. Tell us the address and a little about the roof, and we’ll take it from there. We survey on weekdays, Saturdays and Sundays.

DIY checks: what’s safe

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

How it works

After the inspection, everything we found is written up as a written report with photographs, emailed to you. On timing, it normally takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Somewhere like River needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We ask what work was done and when it was finished.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. Where it’s safe, we check the loft, then look for debris or damage left behind.
  5. We send a written report with photographs of each snag.

Before we arrive

  • Keep pets in another room
  • If you’re buying, let the agent know when we are coming
  • Move anything stored under the loft hatch
