Thermal roof survey in Tillington: what you get

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. You also get a drone inspection where applicable, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. You can call 07833 053749 or email us with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. We survey loft conversions, insulated roof spaces and ceilings below the roof, and common reasons people get in touch are stains that keep coming back and moisture around outlets and upstands.

Villages like Tillington frequently stand in open country, where wind can be strong. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Surveys for landlords and agents in Tillington

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the survey around it.

How it works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes about one to two hours for a house, though large, tall or awkward roofs take more time. Older roofs in small places like Tillington can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. Thermal images are taken to show differences in surface temperature.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. The report sets out the images, what they suggest and what we recommend.

How to prepare

  • Gather any invoices or paperwork from past roof work
  • For flats, make sure roof access has been agreed
  • Make a note of anything you’d like us to look at

Booking a survey

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.

Useful tips for Tillington property owners

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Some tips:

  • Keep dated photos of any marks on ceilings
  • Note where damp appears and after what weather
  • Check outlets after heavy rain
  • Keep the report to compare against after any repair

If you’re buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether you ask for work before completion or discuss the price.

Consider a repeat survey after major work on the roof, when the conditions are suitable.

What affects the cost of thermal roof surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • If the survey needs thermal imaging or a drone
  • The roof’s overall size
  • Commercial roofs and larger buildings
  • The shape of the roof and its details

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What to tell us when you get in touch

We will usually ask about:

  • The type of building and roof, such as pitched or flat
  • The address and postcode of the property
  • Any photos you have, taken from the ground or a window
  • When you need the report by

Unsure which package suits your roof? The easiest way is to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Leave it or get it looked at?

Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. Older cottages and farmhouses around Tillington can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

What you get with us

What you can safely check yourself

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Thermal roof surveys in Tillington: local notes

The wider area around Tillington has a long history of building, with Petworth House about 0.8 miles east. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

If you live in an older home near The Parish Church of All Hallows, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Take a building like Petworth Cof E Primary School: a view from above covers a wide roof far faster than walking it.

Tillington questions

Is Tillington within the area you cover?

Yes, Tillington is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in Tillington?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Does the report include photos?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

Will you go up on the roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

What does the report include?

A written report with photos, covering the condition of the roof, the defects we found and what we recommend, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Is thermal imaging good for finding leaks?

Thermal imaging can help, alongside other checks. The results depend on conditions on the day. If the source can’t be confirmed, we’ll say what could help next, such as electronic leak detection.
