Flat roof survey in West Itchenor, West Sussex
Surveys of flat roofs on homes, extensions and commercial buildings in West Itchenor, carried out by an experienced roof surveyor. Every survey comes with a written report and photos.
- Cracked or split membrane
- Upstands pulling away from walls
- Blistering in felt or asphalt
What we do, step by step
Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes roughly 1–2 hours for most houses, and longer for a large or complex roof. Cottages and farmhouses around West Itchenor often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there is access.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before we arrive
- Move anything stored under the loft hatch
- Buyers: confirm access with the estate agent or seller
- Check pets are kept safely away

About our flat roof survey in West Itchenor
Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. We do not walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. If you are worried about pools of water lying on the roof and blocked or damaged outlets, we can find out what’s behind it, on felt flat roofs, GRP fibreglass and single-ply membranes alike.
Older buildings in small places like West Itchenor may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

West Itchenor: your questions answered
Is the coastal weather around West Itchenor hard on roofs?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Does a conservation area affect roof work in West Itchenor?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you cover flat roofs on blocks of flats?
Yes. Commercial and residential flat roofs are both covered. A commercial roof usually takes about 3 to 4 hours on site, longer if it’s large or complex, and larger roofs are quoted for their size.
Will you photograph what you find?
Yes. Photos are part of every report, so you can see each point for yourself.
Does a flat roof survey replace a RICS survey?
No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. Many buyers use it alongside a building survey.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
Local flat roofs in West Itchenor
West Itchenor lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.
If you own one of the older houses in the streets near St Nicholas' Church, the flat roofs on later extensions tend to wear out long before the main roof. If you let a flat or house near Bosham station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Different roofs, different checks
Felt and built-up roofs
Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. We record how yours is doing and where it is weakest.
Rooflights and upstands
We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.
How we price flat roof surveys
Not every roof costs the same to survey, for these reasons:
- Any need for thermal images or a drone flight
- Features like valleys, chimneys, dormers and parapets
- Whether it is a home or a commercial building
- The number of roofs, including extensions and garages
Every price we give includes VAT. Prices start from £150, including VAT. You will know the exact price before you book.
Booking your survey
You don’t need to know any roofing terms. Just let us know:
- The style of property, from a terrace to a block
- Where water is showing inside, if it is
- The reason for the survey, such as buying, a leak or storm damage
- Any deadline, such as an exchange date
Prices start from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or use the contact form with the details.
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Useful tips for West Itchenor property owners
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Never stand on rooflights or fragile sheeting
- Limit foot traffic on the covering
- Keep records of when the roof was laid and what work has been done
- Have the roof looked at again after a severe storm
Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.
Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.

Leave it or get it looked at?
Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. Outbuildings and barns around West Itchenor are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
