Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Roof leak investigations for homes and businesses in West Itchenor

A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot, along with any photos you’ve taken. We look for the clues it leaves behind, like tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. We survey lead flashings, slate and tile slopes and valleys and parapet gutters, and the problems we’re asked to look at most are drips in the loft during heavy rain and leaks that appear only in driving rain.

In a village or hamlet like West Itchenor, older cottages and farmhouses frequently have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the leaking roof, the defects we found and what we recommend.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours, more where the leak is intermittent or the roof is large. You’re welcome to ask questions while we’re there. Somewhere as small as West Itchenor, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know where the water shows and when it appears.
  2. We look at the stain, the ceiling and the loft above it.
  3. Outside, we check every likely route in.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Advice

Roof leak investigations around West Itchenor

West Itchenor lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

If you own a rental within reach of Bosham station, tracing a leak quickly matters when a tenant is living with it. If your house is among the older ones in the streets near St Nicholas' Church, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

Honest limits

Before booking, it is worth knowing what a survey won’t do:

  • What’s under the covering or behind the plaster
  • Leaks that only appear in weather we can’t recreate
  • The repair itself (the investigation finds and reports the cause)

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and does not.

West Itchenor: your questions answered

How do I find out if my home in West Itchenor is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to West Itchenor?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How long will you be at the property?

The visit normally takes about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. We’ll confirm what to expect when we arrange the visit.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

What affects the price in West Itchenor

Prices always include VAT. What changes the price is:

  • How tall the building is and how easy the roof is to see
  • Roof area
  • The number of roofs, including extensions and garages
  • Chimneys, valleys, parapets and other details

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • Access details, such as a loft hatch or a shared roof
  • What kind of property and roof it is
  • Dates you’re working to, such as exchange
  • Pictures of the roof from a safe spot, if you have them

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

What we look for on each type of roof

Slate and tile slopes

‘Nail fatigue’ is a common cause of slipped slates. One slipped slate can be enough to cause a leak.

Flat roof upstands and outlets

Flat roof water can travel under the covering before it shows. Moisture readings and thermal imaging can help narrow it down where conditions suit.

What happens if roof problems are left?

Leaks tend to get worse, not better. Wind lifts loose slates further and gaps widen. An investigation now gives you time to plan the work. Where a roof is exposed, as many are in small places like West Itchenor, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You will know the price for the job before booking.
