What a roof leak investigation doesn’t cover

It is useful to know what a survey will not do before you book:

  • Structural calculations (that’s a structural engineer’s job)
  • Leaks from plumbing, tanks or pipework rather than the roof
  • A promise to find every leak on a single visit

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What a survey covers and does not.

What we check

  • Rooflights and dormers
  • Slate and tile slopes
  • The roof space
  • Chimney stacks
  • Flat roof details
  • Valleys and parapet gutters
  • Lead flashings

Roof leak investigation in Apuldram

Some ‘leaks’ aren’t leaks at all. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, leaving marks that look just like rainwater. Telling the two apart matters, since the cure for one will not solve the other. We check the pattern of damp, the weather and the ventilation before reaching a view. We survey rooflights and dormers, lead flashings and slate and tile slopes, and people most frequently book us about staining where a gutter or parapet meets the wall and water that shows only in certain storms.

Roofs in small places like Apuldram often stand in the open, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A record with photos is useful if you need to show the damage to anyone else.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

What we look for on each type of roof

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Older felt may hold for a while, but it tears with age.

Parapet and box gutters

Some older terraces have a butterfly roof with a valley gutter in the middle. Problems there often show in the rooms on the top floor.

Wind, rain and roofs in Apuldram

Apuldram is within about 3 miles of the coast, so there’s more wind and more salt in the air than further inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, and salt air slowly wears metal fixings. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

The streets around a church such as The Parish Church of St Mary are frequently among the oldest in a place, and if yours is one of the older homes nearby, lead flashings, valleys and old chimneys are typical places for water to get in. Anyone responsible for a site like Fishbourne CofE Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain. Goodwood House lies about 4.4 miles north-east, so building around Apuldram goes back a long way. On older roofs nearby, leaks often trace back to lead flashings, valleys and gutters.

Apuldram is about 2 miles south-west of Chichester, in West Sussex. Apuldram gets the same service as everywhere else we work: a proper look at whatever is safely visible, photos and a clear written report. Apuldram is one of the towns and villages in West Sussex we cover for roof leak investigations. You can also see our page for Portsmouth.

What affects the cost of roof leak investigations

All our prices include VAT. What changes the price is:

  • The package you choose: Basic, Standard or Premium
  • Extensions, dormers and garages with roofs of their own
  • The height of the building and how the roof can be seen safely
  • The use of thermal imaging or a drone

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

What to let us know when you get in touch

What helps most when you contact us:

  • Your postcode, so we can check access and travel
  • The reason for the survey, such as buying, a leak or storm damage
  • Pictures from the garden or a window, if you have them
  • Any deadline, such as an exchange date

Unsure which package suits your roof? It’s easiest to phone 07833 053749 or drop us an email and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

How it works

It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes between one and two hours at most homes, with bigger or more complicated roofs taking longer. Around Apuldram, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. The visit starts indoors, at the stain and in the loft.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. Moisture readings and thermal imaging are used where they help.
  5. You receive a written report with photos showing the likely source and what needs attention.

Getting ready for the survey

Why it’s worth a survey now in Apuldram

Guesswork repairs are a common reason leaks keep coming back. Because water travels, the real entry point may be somewhere else. An investigation finds the likely cause first. In a small place like Apuldram, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

To find out what your survey will cost, phone 07833 053749 or email us and tell us about the roof. We will confirm the figure before booking.

Tips that help

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Some tips:

  • Protect furniture and flooring under the leak
  • Don’t climb onto the roof to look
  • Make sure the loft is accessible
  • Note the weather when the leak shows

Keep the report after the work is done. If the leak returns, it’s a useful record of what was found.

Keep the loft space ventilated. Air movement keeps condensation down, and condensation is a common false alarm. Keep insulation clear of the eaves.

Apuldram questions

Will you come out to Apuldram?

Yes, Apuldram is on our map. Villages and rural addresses get the same survey as a town house.

Is my home in Apuldram listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How do you tell a leak from condensation?

The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We check the pattern of damp and the ventilation, then say which is most likely.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

Is thermal imaging part of a leak investigation?

Where conditions suit, it can. It works best after a sunny day, with a dry roof surface and little wind. Damp areas can hold heat differently from dry ones. Its findings are confirmed with a moisture check.

Why is the stain in a different place from the leak?

Rain that gets in will run along whatever it lands on. On a flat roof it can travel under the covering before it shows. Tracing that path is the heart of a leak investigation.

Can you inspect my roof with a drone?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
