Landlord roof survey in Apuldram
Our landlord and block roof surveys cover Apuldram and the rest of London and South East England. Time on site usually takes between one and two hours for a house, and more on a big or complicated roof. We inspect from the ground, vantage points, the roof space and the roof where it is safe, and by drone where it’s applicable. A written report with photos follows. If you’ve noticed ponding or splits on flat roofs and chimney stacks in poor repair, we can find out what’s behind it, on converted houses, blocks of flats and gutters and downpipes alike.
Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
What you get is a clear record of the let or shared roof on the day we saw it. That makes it useful now and a handy reference later.

How it works
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. Cottages and farmhouses around Apuldram often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- We start by agreeing the scope, roof by roof.
- You or your agent arrange access to the loft space and any flats we need to enter.
- Each roof is checked as far as it can safely be seen, including from inside where possible.
- Every defect we find is photographed and given a priority where relevant.
- You get a written condition report to help plan maintenance.

What a landlord roof survey looks like in Apuldram
The coast is about 3 miles or less from Apuldram, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
With Goodwood House about 4.4 miles north-east, the area around Apuldram has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. If you live in an older home near The Parish Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Why it’s worth a survey now in Apuldram
An independent report helps when owners need to agree on roof work. Without one, each party may have a different view of what’s wrong. In a place like Apuldram, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

How we price landlord roof surveys
When we price a survey, we consider:
- How big the roof is
- Whether you choose the Basic, Standard or Premium Survey
- The height of the building and how the roof can safely be seen
- The use of thermal imaging or a drone
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both inc. VAT. You’ll know the price for your roof before booking.
What to let us know when you contact us
A little information up front helps. It’s useful to include:
- Why you want a survey: buying, a leak, a storm or new work
- Where any leaks, stains or damp patches show inside
- The style of property, from a terrace to a block
- Your timetable, such as an exchange date
Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or drop us an email.
What you can safely check yourself
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
What this survey cannot tell you
Without opening up the roof, some things stay hidden, so a survey has limits:
- The rest of the building, as a RICS Level 2 or 3 survey would
- Who pays under the lease (that is a legal question)
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.
Roof types and parts we check
- Converted houses
- Blocks of flats
- Gutters and downpipes
- Flat roofs on blocks

Your questions about landlord roof surveys in Apuldram
Does a conservation area affect roof work in Apuldram?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
I let a flat near Chichester station. Can you check the roof?
Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or send us an email with the address and what you need.
Is this an asbestos survey?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
Does someone need to be in?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How long is the visit?
It typically takes an hour or two at most homes, though large, tall or awkward roofs take more time. You will then get the report by email.
Will you walk on the roof?
Only where it is safe to do so. We inspect everything that’s safely in view: from ground level, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. Anything we can’t see is noted in the report.
Signs you need a landlord roof survey in Apuldram
Landlords need to plan spending on a building. Planning is difficult without knowing the roof’s condition or when.
People typically book a survey when they’ve noticed one of these:
- Damp or stains in top-floor flats
- Slipped or missing slates and tiles
- Damaged party-wall upstands or parapets
- Mortar falling from ridges and verges
If you let a flat or house near Chichester station, a dated record of the roof is useful when planning maintenance across a let.
