What a roof leak investigation looks like in Nutbourne

Nutbourne is within about 2 miles of the coast, where sea air brings more salt and stronger wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, while salt slowly corrodes metal fixings and flashings. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

Homes near green spaces like Eames Farm can get more leaves in their gutters in autumn. For an older house near a landmark such as St Wilfrid's Church and Hall, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you look after a building like Chidham Parochial Primary School, tracing a leak on a big roof starts with where the water appears and works back.

How a roof leak investigation works in Nutbourne

Water is good at hiding where it gets in. Water often travels along timbers or underlay before it finds a way down, so a ceiling stain is rarely directly below the cause. We follow it back towards where it starts, one likely route at a time. Patching the spot above the stain frequently misses the real cause. Tracing the route first means any work can be aimed at the right place. If you are worried about damp underlay across a wide area and water that shows only in certain storms, we can find out what’s behind it, on chimney stacks, valleys and parapet gutters and lead flashings alike.

Being in a small place like Nutbourne makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photos of the water coming in, they help as well.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the leaking roof, the defects we found and what we recommend.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Plumbing leaks that look like roof leaks
  • The repair itself (the investigation finds and reports the cause)
  • An intermittent leak that shows no trace on the day

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. The full list of what we check.

What we check

  • Lead flashings
  • Chimney stacks
  • Valleys and parapet gutters
  • Flat roof details
  • The roof space
  • Rooflights and dormers
  • Slate and tile slopes

Different roofs, different checks

Valleys

Stains from a valley leak frequently show some distance off. We trace the route from the loft where there is safe access.

Chimney stacks

Our chimney check is a visual inspection of the stack, and it is not a flue or gas safety check.

Nutbourne questions

Is Nutbourne within the area you cover?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Nutbourne is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will plan the survey around it.

Can you always find the source?

Not every leak can be pinned down in a single visit. Many leave clear signs, but some only appear in certain weather. The report sets out what we found and the most likely routes.

Can you survey at the weekend?

We carry out surveys on weekdays and at weekends. To arrange a date, ring 07833 053749 or use the contact form.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes an hour or two at a typical home, though large, tall or awkward roofs take more time. Cottages and farmhouses around Nutbourne often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

How to prepare

  • Tell us about parking before the day
  • Keep pets inside or away from the areas we’re looking at
  • Move anything stored under the loft hatch

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.

Useful tips for Nutbourne property owners

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Some tips:

  • Check whether pipes or tanks run near the stain
  • Move stored items away from the hatch
  • Keep water away from lights and sockets
  • Keep a photo record of the damp patch

Where we find more than one possible route, we say which is most likely and why. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.

Do not block the vents at the eaves. Air movement keeps condensation down, and condensation is a common false alarm. Keep insulation clear of the eaves.

What affects the cost of roof leak investigations

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • Which survey package you book
  • The use of thermal imaging or a drone
  • How many separate roofs there are, like extensions, dormers and garages
  • How complicated the roof is, with its valleys, chimneys and parapets

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What to let us know when you contact us

To price your survey accurately, we’ll ask about:

  • Your postcode, so we can check access and travel
  • Why you want a survey: buying, a leak, a storm or new work
  • Any photos you have, taken from the ground or a window
  • Dates you are working to, such as exchange

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or send us an email.
