New roof snagging in West Itchenor

About our new roof snagging in West Itchenor

A new roof is a big spend, so it makes sense to check the work before you pay the final bill. Our new roof snagging inspection looks for faults and unfinished work on the new roof and around it. The findings go into a written report with photos to share with your roofer. It is an independent check, separate from the roofer who did the work. If you’ve noticed vents that weren’t fitted or are covered and untidy or loose verge details, we can find out what’s behind it, on new-build homes, loft conversions and dormers and ridges and verges alike.

In a village or hamlet like West Itchenor, homes are frequently older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

If any part of the new roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A promise that the roof will not leak
  • Settling a dispute with your roofer or builder
  • What’s under the new coverings

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before you book. What our survey covers.

What new roof snagging looks like in West Itchenor

West Itchenor lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, so exposed details get a proper look whether you’re buying or signing off new work. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

For an older house near a landmark such as St Nicholas' Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

When to book a survey in West Itchenor

Scaffolding and materials can damage other parts of a building. We look for knock-on damage, not just the new roof.

Problems we come across often include:

  • Damage to other parts of the building
  • Untidy or loose verge details
  • Gaps at new flashings
  • Underlay not dressed into the gutter

If you let a flat or house near Bosham station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

What a roof survey includes

What happens if roof problems are left?

It’s easier to get snags sorted while money is still owed. After the final payment, getting them back can take longer. A snagging report gives you something specific to raise. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

All our prices include VAT. Our price is from £150, including VAT. You will know the price for the job before booking.

Why us?

  • 5,000+ surveys completed

What happens on the day

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. Around West Itchenor, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

Before we arrive

  • Note where any stains or damp appear
  • Let us know where we can park nearby
  • Jot down any questions you want answered

FAQs for West Itchenor

Does being near the coast affect roofs in West Itchenor?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Is West Itchenor within the area you cover?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we will agree the details when you book.

What do you check on a new roof?

All the parts of the roof we can see safely, including ridges, verges, valleys, flashings, vents and gutters. We look in the loft where it is safe, and we note any mess or damage left after the work.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
