Flat roof surveys for homes and businesses in Apuldram
Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey EPDM rubber, mastic asphalt and felt flat roofs, and common reasons people get in touch are outlets that hold water back and loose or cracked edge trims.
Somewhere as small as Apuldram, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.
What you get is a clear record of the flat roof on the day we saw it. It is useful straight away, and a good reference for later, like when you want to compare after future work.

Leave it or get it looked at?
A small split in a flat roof is normally a modest job when it is found early. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. Older cottages and farmhouses around Apuldram can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

Landlord and commercial surveys in Apuldram
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.
Common questions in Apuldram
Will you come out to Apuldram?
Yes, Apuldram is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Do roofs near the sea, like those around Apuldram, take more of a battering?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch, and Apuldram is within about 3 miles of the coast.
How many surveys have you done?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.
What’s in the survey report?
It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Does the report include photos?
Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.
Is it a structural engineer’s report?
No. We are roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.
What we look for on each type of roof
EPDM rubber
EPDM often lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.
GRP fibreglass
GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.
What you can safely check yourself
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
The survey, step by step
On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. Most surveys take about one to two hours at a typical home, or half a day or so for a commercial building. In a hamlet or village like Apuldram, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start with the details: the address, the roof’s use and any leaks or stains.
- The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- We check the rooms or spaces under the roof for staining where we can reach them.
- You get a photo-illustrated written report and our recommendations.

Before and after the survey
Nothing here needs a ladder. A few suggestions:
- File the paperwork for the roof and any repairs
- Check the outlets after the leaves fall
- Check from a window for ponding after heavy rain
- Have the roof looked at again after a severe storm
The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It is written in plain English, with a photo of each defect, so others can follow it without going up to look.
Small defects are simpler to deal with while they’re still small. A flat roof that’s looked after between surveys usually lasts longer.
Flat roof surveys in Apuldram: local notes
Apuldram lies within about 3 miles of the sea, so there’s more wind and more salt in the air than further inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.
Anyone responsible for a site like Fishbourne CofE Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If your house is among the older ones in the streets near The Parish Church of St Mary, the joins between later flat roofs and the old walls are where problems usually start. Goodwood House lies about 4.4 miles north-east, so building around Apuldram goes back a long way. Older homes nearby may have later flat-roofed extensions or dormers, frequently re-covered more than once.
Apuldram is about 2 miles south-west of Chichester, in West Sussex. In Apuldram, as across West Sussex, every roof gets the same careful survey. Apuldram is one of the towns and villages in West Sussex where we work. There’s also a page for Portsmouth.
