About our flat roof survey in Mid Lavant

If the house you are buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. Our report records the covering, how it’s holding up and any defects we can see, with photos of each. You then have something specific to put to the seller or agent. We survey mastic asphalt, single-ply membranes and GRP fibreglass, and common reasons people get in touch are failed upstands where the roof meets a wall and loose or cracked edge trims.

Somewhere as small as Mid Lavant, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included as you book.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

What happens on the day

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around Mid Lavant, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Preparing for the visit

  • Make sure pets are kept safely away
  • If it is not your property yet, arrange access through the agent
  • Gather any invoices or paperwork from past roof work

What a flat roof survey looks like in Mid Lavant

With Goodwood House about 1.9 miles east, Mid Lavant sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

For an older house near a landmark like Church of St Nicholas, the flat roofs on later extensions tend to wear out long before the main roof. For landlords with property near Fishbourne station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What we can’t see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • The condition of the deck or insulation hidden under the covering
  • An exact number of years the roof has left
  • Fragile surfaces, which we don’t walk on

If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey before you book. What our survey covers.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

Should I look at the roof myself first?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

How we price flat roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Roof area
  • Which survey package you book
  • Extensions, dormers and garages with roofs of their own
  • Commercial roofs and larger buildings

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What we need to know

A little information up front helps. Please include:

  • The style of property, from a terrace to a block
  • Any stains, drips or damp patches you’ve seen indoors
  • What made you get in touch
  • The property’s address and postcode

Unsure which package suits your roof? The easiest way is to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Do you need a flat roof survey in Mid Lavant?

The details are often where a flat roof lets go first. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. If they were rushed when the roof was laid, they’re often the first things to fail.

Here are some of the things we see often:

  • Pools of water lying on the roof
  • Raised blisters across the surface
  • Dips that suggest the deck is deflecting
  • Water getting in at rooflights

Take a building like Lavant CofE Primary School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Questions to ask before booking

  • What experience they bring
  • Which viewpoints they use to see the roof
  • Whether VAT is in the quoted price
  • Is there a chance to talk the report through?

FAQs for Mid Lavant

Is my home in Mid Lavant listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Mid Lavant?

Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you need to get into the loft?

Normally, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

How much is a survey?

Flat roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose.

Will I get photos?

Yes. The report includes photos of what we found.

Does the weather affect the survey?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.

Does the survey cover asbestos?

Our survey does not include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.
