Drone roof survey in Mid Lavant: what you get

Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They’re useful where walking on the roof could damage it or is not safe. The roof is photographed without being disturbed. We check the airspace for your address before the visit. If a drone is not the right tool, we will say so. Common reasons to book are tired mortar and pots at the top of a stack and standing water on a flat roof, across fragile roofs, valleys and parapet gutters and tall and steep roofs.

Villages like Mid Lavant often stand in open country, where wind can be strong. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Should I look at the roof myself first?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

How it works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. For a village or hamlet like Mid Lavant, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start by making sure a drone flight makes sense for the roof.
  2. A date is fixed, with a fallback in case the weather turns.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. If the loft can be reached safely, it’s checked too.
  5. Everything is written up, with the aerial photos and our advice.

Before the survey

  • Buyers: confirm access with the estate agent or seller
  • Find any records of previous roof work
  • Leave a clear route to the loft

Questions from Mid Lavant

Is drone flying allowed in Mid Lavant?

That depends on where the roof is and on the weather. Mid Lavant is about 2 miles from Goodwood Aerodrome, so the Drone Safety Map is checked for restrictions around it before we fly. Strong wind or a downpour also stops a small drone flying.

Is Mid Lavant within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Just say which days work for you.

How long is the visit?

Most surveys take about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. The report follows by email.

Does the weather affect the survey?

Light rain is normally fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

What a survey costs

We confirm the price for your roof before you book. This is what makes a difference:

  • The size of the roof
  • Extra roofs, like extensions, dormers or garages
  • The type of building, from a house to a block or an office
  • Whether thermal imaging or a drone is needed

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Drone roof survey starts from £400, including VAT.

What we need to know

When you call or email, these details help:

  • Where water is showing inside, if it is
  • Your postcode, so we can check access and travel
  • The type of building and roof, such as pitched or flat
  • Any deadline, such as an exchange date

Booking is simple: just phone 07833 053749 or email us and give us a few details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

How the survey changes by roof type

Flat roofs on tall buildings

The flat roof on top of a block is rarely looked at. A drone shows ponding, splits, blisters and worn upstands.

Valleys and parapet gutters

Some older terraces have a butterfly roof with a valley in the middle. You cannot see it from the street at all, but it is plain to see from the air.

Honest limits

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Roofs and gardens beyond the one we’re surveying
  • A flight on a day when the weather is not safe
  • A flight where airspace permission is refused

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey before you book. What our survey covers.

What we look at

  • Flat roofs on upper floors
  • Large and complex roofs
  • Fragile roofs
  • Chimney stacks
  • Valleys and parapet gutters
  • Tall and steep roofs

What a drone roof survey looks like in Mid Lavant

Goodwood Aerodrome is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.

For site and facilities teams at buildings such as Lavant CofE Primary School, a drone or thermal camera can show a large roof in a single visit. Historic houses such as Goodwood House, about 1.9 miles east, show how far back building around Mid Lavant goes. Photos from the air and thermal images let an old roof be checked without anyone disturbing it.

Common roof problems in Mid Lavant

Parapet gutters, box gutters and central valleys sit out of sight. Leaves, silt and plant growth build up unseen, until water overflows inside. From above, they’re easy to see.

Things that often lead to a survey include:

  • Vegetation in valleys and gutters
  • Blistered or cracked flat roof coverings
  • Blocked valleys and parapet gutters
  • Worn lead at chimneys and walls

The streets around a church like Church of St Nicholas are frequently among the oldest in a place, and if your house is among the older ones nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image.
