Mid Lavant questions
Is Mid Lavant within the area you cover?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.
Can you fly a drone over a roof in Mid Lavant?
The answer turns on the exact location and the conditions on the day. Mid Lavant is about 2 miles from Goodwood Aerodrome, so the Drone Safety Map is checked for restrictions around it before we fly. High wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.
Is this an asbestos survey?
No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Do I need to be at home?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.
Is this the same as a RICS Level 2 or Level 3 survey?
No. We survey the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.
Is a roof survey worth having alongside a home survey?
They do different things. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.
Can I take the findings back to the seller?
Yes. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.
Pre-purchase roof survey in Mid Lavant
Book after your offer is accepted and before exchange. That’s when the findings are most useful, while you are not yet committed. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We’re often asked to look into blistered or split felt on a flat roof and signs of past leaks inside the loft, across gutters and downpipes, chimney stacks and the roof space.
Somewhere as small as Mid Lavant, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

How the survey changes by roof type
Chimney stacks
A leaning stack, cracked flaunching or crumbling pointing can all need work. We note them with photos so you can ask about them.
Lead flashings and valleys
Many leaks start at a flashing, so we look at each one closely. Any that need attention are photographed and explained.
What happens on the day
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit typically takes between one and two hours for most houses, and longer for a large or complex roof. In a hamlet or village like Mid Lavant, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

Advice
Surveys for landlords and agents in Mid Lavant
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.
What a pre-purchase roof survey does not cover
No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:
- Anything beyond the roof, which a full home survey covers
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A structural engineer’s report
If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey. What a survey covers and does not.
What this survey covers

- Clay and concrete tiles

Mid Lavant homes and their roofs
Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. For a purchase or a newly finished roof, the materials decide which details matter most. Mid Lavant is about 2 miles from Goodwood Aerodrome. Where the drone is part of the survey, the Drone Safety Map is checked for restrictions first.
If yours is one of the older homes in the streets near Church of St Nicholas, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Landlords with a home close to Fishbourne station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. Goodwood House lies about 1.9 miles east, so building around Mid Lavant goes back a long way. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.
Mid Lavant is about 2 miles north of Chichester, in West Sussex. We visit Mid Lavant as part of our work across West Sussex, for houses, flats and commercial buildings. Our West Sussex coverage includes Mid Lavant. For surveys nearby, see our Portsmouth page.

DIY checks: what’s safe
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Useful tips for Mid Lavant property owners
You do not need to be a roofer to help. What helps most:
- Notice patches of new decoration in top-floor rooms
- Ask the agent to make sure the loft hatch can be opened
- Arrange the survey as soon as your offer is agreed
- Request records of any re-roofing
After you move in, keep the report somewhere safe. Work through the urgent items before anything else, and use the photos as a record of how the roof looked when you bought. Premium comes with a follow-up after 12 months.
Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. Binoculars from ground level are enough for a first look.
