Common roof problems in Waterbeach

Gutter problems often look minor from the street. Overflowing water soaks walls and can rot the timber behind. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we look at.

People normally book a survey after spotting one of these:

  • Signs of past leaks inside the loft
  • Loose pots and cracked flaunching
  • Lead that has worked loose at a wall or chimney
  • Standing water on a flat extension roof

Goodwood House, about 0.5 miles north-west, is one of the historic houses in the wider area around Waterbeach. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

What a roof survey includes

Pre-purchase roof surveys for homes and businesses in Waterbeach

Older homes frequently have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it cannot be seen from the street. We look closely and record what we see, with photographs that show you exactly where. Each finding is explained in plain words, so it’s clear what it means for your purchase. Typical surveys look at a ridge or slope that dips and slates or tiles that have slipped or gone, on flat-roofed extensions and dormers, lead flashings and valleys and clay and concrete tiles.

Somewhere as small as Waterbeach, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Useful tips for Waterbeach property owners

You do not need to be a roofer to help. Here’s what helps most:

  • Look for fresh paint on upstairs ceilings at viewings
  • Check we will be able to get into the loft space
  • Find out whether the roof has been replaced or patched
  • Arrange the survey as soon as your offer is agreed

The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, so each quote covers the same ground.

Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.

What we do, step by step

Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. In a hamlet or village like Waterbeach, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller
  • Have any paperwork from past roof work to hand
  • Note where any stains or damp appear

Your questions about pre-purchase roof surveys in Waterbeach

Is Waterbeach within the area you cover?

Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you fly a drone over a roof in Waterbeach?

It depends on the exact address and the weather on the day. Waterbeach is about 2 miles from Goodwood Aerodrome, so the Drone Safety Map is checked for restrictions around it before we fly. A small drone can’t fly safely in strong wind or heavy rain.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when booking.

Does your survey replace a RICS home survey?

No. Our survey looks at the roof only, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

Do you survey on Saturdays and Sundays?

Surveys run on any day of the week. To arrange a date, phone 07833 053749 or send us an email.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Is a roof survey worth having alongside a home survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.

Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Pre-purchase roof surveys in Waterbeach: local notes

Goodwood Aerodrome is about 2 miles from Waterbeach. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If you own a rental within reach of Chichester station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If you own one of the older houses in the streets near The Priory Church of St Mary and St Blaize, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Why it is worth a survey now in Waterbeach

Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit. Older cottages and farmhouses around Waterbeach can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

To find out what your survey will cost, ring 07833 053749 or use the contact form and let us know about the roof. The price is agreed before a date is set.
