DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Pre-purchase roof survey in Westerton: what you get

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, plus the loft where there is safe access. The findings come in a written report with photos. We survey gutters and downpipes, clay and concrete tiles and the roof space, and common reasons people get in touch are slipped or missing slates and tiles and blocked or leaking gutters.

Some older homes in villages like Westerton are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Landlords, agents and block managers in Westerton

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey seven days a week, which can make access easier.

What happens if roof problems are left?

Without a survey, you are relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you are tied in. For older village homes like those around Westerton, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.

Westerton questions

Is drone flying allowed in Westerton?

Usually it comes down to two things: the airspace at the address and the weather. Westerton is about 1 mile from Goodwood Aerodrome, so the Drone Safety Map is checked for restrictions around it before we fly. A small drone cannot fly safely in high wind or heavy rain.

Is my home in Westerton listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Is a roof survey worth having alongside a home survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when booking.

What we look for on each type of roof

Natural slate

Older slate roofs often have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it’s in.

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We look for signs of age and failure.

The survey, step by step

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about 1–2 hours on an ordinary house, or half a day or so for a commercial building. Older roofs in small places like Westerton can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Advice

Tips that help

You do not need to be a roofer to help. Here’s what helps most:

  • Mention any deadline when you contact us
  • Ask when the roof was last worked on
  • Ask for any paperwork for recent roof work
  • Book once your offer is accepted

Once the home is yours, the report becomes a maintenance list. Work through the urgent items before anything else, and keep the photographs to compare against later. The Premium Survey includes a 12-month follow-up.

Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.

What a pre-purchase roof survey looks like in Westerton
