Your questions about chimney surveys in Westerton
I let a flat near Chichester station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or send us an email with the details.
Is Westerton within the area you cover?
We do. A small place gets exactly the same survey as a big one.
Do you inspect the flue?
No. We survey the stack and its weathering, not the flue. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.
What’s in the survey report?
You get our findings in writing, part by part, with photos. The most urgent items are made clear.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Is a leaning chimney dangerous?
Do not ignore it. Stacks can lean when mortar on one side breaks down. We record its condition with photographs, and a structural engineer can confirm whether it’s stable.
Will you check the loft?
Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps.
How a chimney survey works in Westerton
If a chimney looks out of line, it’s worth getting it checked. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. Typical surveys look at spalled or crumbling bricks and damaged chimney pots and cowls, across brick chimney stacks, chimney breasts and flaunching.
In a small place like Westerton, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
If any part of the chimney stack couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

The survey, step by step
The visit has one job: to look at the chimney stack as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. In a hamlet or village like Westerton, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- You let us know how many stacks there are and any damp or problems you’ve noticed.
- We inspect each stack from safe viewpoints outside.
- Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there is safe access.
- We send a written report with photos, the defects found and what we recommend.
Before we arrive
- Move anything stored under the loft hatch
- Have keys ready for side gates, garages or roof access doors
- Find any records of previous roof work

Advice
DIY checks: what’s safe
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
What a chimney survey looks like in Westerton
The wider area around Westerton has a long history of building, with Goodwood House about 0.8 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Take a building like The March CofE Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Chichester station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Rented homes, blocks and businesses
Letting agents often book on a landlord’s behalf. Access is agreed with the tenant in advance.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we’ll plan the visit with that in mind.
Common roof problems in Westerton
Some owners book because a chimney breast has been removed below and they want to know about the stack above. We note what’s visible in the loft space and outside, and the report recommends a structural engineer if support is a concern.
These are some of the problems a survey can pick up:
- Flaunching that has broken away
- Frost-damaged brickwork on the stack
- A stack that appears to lean
- Gaps where the stack meets the roof
Take an older house close to The Parish Church of St Peter: its chimney, valleys and lead work are likely to be the parts that need attention first.
Before booking any roof surveyor
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Which parts of the roof they’ll actually see
- What the survey will not cover
- Whether they hold professional indemnity and public liability insurance

A rendered stack can mask problems in the bricks below. The survey checks for cracking, bulging and staining in the render.
Lead flashings
Some older stacks have mortar fillets instead of lead. They crack with age, and we check them too.
