What to tell us when you get in touch
To price your survey accurately, we’ll ask about:
- Any photos you have, taken from the ground or a window
- The reason for the survey, such as buying, a leak or storm damage
- Any deadline, like an exchange date
- The style of property, from a terrace to a block
We survey roofs seven days a week. To find a date that works for you, call 07833 053749 or use the contact form with the address and the days you’d prefer.
About our chimney survey in Maudlin
Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We’ll tell you if we see anything that suggests they should take a look. If you are worried about damaged chimney pots and cowls and a chimney out of line, we can find out what’s behind it, on flaunching, shared and party-wall stacks and brick chimney stacks alike.
Older buildings in small places like Maudlin may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
After the visit, you get a written report with photos, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

What you can safely check yourself
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Common questions in Maudlin
How do I find out if my home in Maudlin is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Is the coastal weather around Maudlin hard on roofs?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Which parts of the chimney do you look at?
We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there is safe access. You get a written report with photos.
Do you cover Maudlin for chimney surveys?
Yes. We carry out chimney surveys in Maudlin, and the service is the same as everywhere else we work.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.
What should I do with a chimney I don’t use?
It depends on its condition and your plans. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.
Landlord and commercial surveys in Maudlin
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
What happens if roof problems are left?
Before deciding what to do with a redundant stack, a survey shows how it is doing. Changes to stacks in conservation areas or on listed buildings may need consent and the council can advise. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we can’t see
It’s useful to know what a survey won’t do before booking:
- Gas safety checks, which need a Gas Safe registered engineer
- Hidden damage within the stack
- Whether the flue is safe to use
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before booking. What our survey covers.
What this survey covers
- Chimney breasts
- Shared and party-wall stacks
- Chimney pots and cowls
- Lead flashings
- Brick chimney stacks
- Flaunching
What happens on the day
After the inspection, everything we found is written up as a written report with photos, sent to you by email. On timing, most surveys take about 1–2 hours at a house, as part of a look at the roof around the stack. Somewhere like Maudlin needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- We look at the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Before we arrive
- Have keys ready for side gates, garages or roof access doors
- Clear the way to the loft hatch
- Have any questions written down, so nothing gets missed

Advice
Local roofs in Maudlin
Maudlin lies within about 5 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Goodwood House lies about 1.5 miles north, so building around Maudlin goes back a long way. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. Landlords with a home close to Chichester station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. The streets around a church like The Parish Church of St Peter are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Maudlin is about 2 miles north-east of Chichester, in West Sussex. We survey roofs in Maudlin and the rest of West Sussex. Our West Sussex coverage includes Maudlin. Portsmouth is in our area too.
