Chimney surveys for homes and businesses in Mid Lavant
Many homes have chimneys that are no longer used. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. If you are worried about disused chimneys trapping moisture and gaps in the mortar around the pots, a survey will tell you what’s going on, on shared and party-wall stacks, chimney breasts and brick chimney stacks alike.
Some older homes in villages like Mid Lavant are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What affects the price in Mid Lavant
To price your survey, we look at:
- The roof’s overall size
- The shape of the roof and its details
- Basic, Standard or Premium
- House, block, shop or office
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.
What we need to know
Here’s what helps us most when you get in touch:
- Your timetable, like an exchange date
- The property’s address and postcode
- Access details, like a loft hatch or a shared roof
- Pictures from the garden or a window, if you have them
If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or email us.

What else we do in Mid Lavant
Why act early in Mid Lavant
Chimneys are easy to forget because you rarely see the top of them. Defects tend to go unseen until there’s a stain. A survey gives you a clear picture before that happens. In a small place like Mid Lavant, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Before and after the survey
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Do not use a ladder to reach the stack yourself
- Note any damp on chimney breasts and when it appears
- Make sure unused flues are capped with ventilation
- Book a sweep for flues that are in use
If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Check your stacks from the street or garden after a storm. Binoculars help you spot loose pots, missing mortar or lifted flashings.
Chimney surveys around Mid Lavant
Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. About 1.9 miles east lies Goodwood House, a reminder of how long the area around Mid Lavant has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.
Landlords with a home close to Fishbourne station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If yours is one of the older homes in the streets near Church of St Nicholas, its roof may have old fixings, lead flashings and chimneys that need a closer look. Take a building like Lavant CofE Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Questions from Mid Lavant
Is Mid Lavant within the area you cover?
Yes, Mid Lavant is on our map. A small place gets exactly the same survey as a big one.
Do you survey roofs for landlords with property near Fishbourne station?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Do you test for asbestos?
No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
Our stack is shared. Can you still survey it?
Yes. We inspect whatever is safely visible and what you give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.
Do you inspect the flue?
No. It isn’t a flue, sweep or gas safety inspection. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.
How long does the survey take?
Expect it to take about 1–2 hours for a house, and more on a big or complicated roof. You will then get the report by email, on the timescale of your package.
What we do, step by step
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It typically takes an hour or two on an ordinary house, and about three to four hours for a commercial roof. Cottages and farmhouses around Mid Lavant often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- We go through the chimneys, any damp and any work done on them.
- We look at every stack from wherever it can safely be seen.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- You get a written report with photos and recommendations by email.
Before the survey
- Mention any parking restrictions on your street
- Clear the way to the loft hatch
- Dig out any old roof reports or invoices
