Roof survey in Sutton Common

Everything we check, we check safely: from ground level, from windows, from the loft space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where it applies, a drone, which helps with tall or steep roofs. You don’t need to do anything except give us access. Everything we see is photographed for the report. We survey clay and concrete tiles, chimney stacks and lead flashings, and people most often book us about loose chimney pots and leaking gutter joints and downpipes.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Sutton Common with this kind of roof, the hidden gutter is one of the first things to check.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

What happens on the day

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. From the street, a London terrace normally shows only its front slope or parapet, so a visit in Sutton Common moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

How to prepare

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Leave a clear route to the loft
  • Have any questions written down, so nothing gets missed

Advice

What happens if roof problems are left?

Leaving it means relying on what you can see from the ground. That can lead to the wrong work being done, or to a real problem being missed. A survey tells you what actually needs attention. In Sutton Common, as across London, an overflowing gutter soaks the wall below. A small blockage left for a few winters becomes a damp problem.

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Why book with us

Your questions about roof surveys in Sutton Common

How do I find out if my home in Sutton Common is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can parking be tricky for a visit in Sutton Common?

Normally it’s manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

Does a roof survey replace a structural engineer?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime. Let us know your preferred days when you book.

How long does the visit take?

The visit normally takes about one to two hours for most houses, and more on a big or complicated roof. We’ll confirm what to expect when we arrange the visit.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Sutton Common homes and their roofs

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Nonsuch Mansion, about 2.1 miles south-west, is one of the historic houses in the wider area around Sutton Common. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you own a rental within reach of St Helier station, a dated record of the roof is useful when planning maintenance across a let. Take a building like Abbey Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark like St Lawrence Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Don’t climb onto the roof yourself
  • Mention any damp patches when you book
  • Clear the loft hatch area before we arrive
  • Have details of recent roof work to hand

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. It’s a chance to ask questions about anything in the report.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • What’s under the slates, tiles or felt
  • A promise that the roof won’t leak in future
  • A full building survey of the property

If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey. The full list of what we check.

What this survey covers

  • Chimney stacks
  • Lead flashings
  • Natural slate
  • The roof space
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Flat roofs

Can I check my roof myself?

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Surveys for landlords and agents in Sutton Common

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the roof, with photographs, useful for planning maintenance.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the visit with that in mind.
