Flat roof survey in Old Malden: what you get

If the house you’re buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. That gives you facts to raise with the seller or agent. Common reasons to book are pools of water lying on the roof and failed seals around rooflight kerbs, on mastic asphalt, single-ply membranes and GRP fibreglass.

Outbuildings, garden rooms and garages in places like Old Malden often have flat roofs of their own. They’re rarely looked at until something gets wet. If you want them looked at too, mention them as you book, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

Signs you need a flat roof survey in Old Malden

The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.

Here are some of the things we see often:

  • Loose or cracked edge trims
  • Outlets that hold water back
  • Signs of deflection in the roof deck
  • Failed seals around rooflight kerbs

For site and facilities teams at buildings such as Knollmead Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Before you book anyone

  • How they plan to inspect the roof safely
  • Is there a chance to talk the report through?
  • How long they’ve been surveying roofs

What’s in a roof survey

The survey, step by step

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take between one and two hours for most houses, and about three to four hours for a commercial roof. In a smaller place like Old Malden, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Before we arrive

  • Let us know where we can park nearby
  • Move anything stored under the loft hatch
  • Show us where any leaks or stains appear

Advice

What a flat roof survey looks like in Old Malden

With Fitznells Manor about 1.8 miles south-east, Old Malden sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you look after a shop, office or commercial unit, for example near Bentall Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after. If you let a flat or house near Tolworth station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Old Malden questions

Is Old Malden within the area you cover?

Yes, Old Malden is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Is Old Malden in the area you cover?

We do. The survey and report are the same in Old Malden as anywhere else.

Can you test old roof sheets for asbestos?

We do not test for asbestos. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.

What does the report include?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put by urgency where it matters.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Does the report include photos?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

Do you cover flat roofs on blocks of flats?

Yes. Commercial and residential flat roofs are both covered. A commercial roof typically takes about 3 to 4 hours on site, longer if it is large or complex, with larger roofs quoted on their size.

What a flat roof survey does not cover

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Fragile surfaces, which we do not walk on
  • A structural engineer’s assessment of the deck
  • A promise that the roof won’t leak in future

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey before booking. The full list of what we check.

What we look at

  • Mastic asphalt
  • Felt flat roofs
  • Single-ply membranes
  • Upstands and outlets
  • EPDM rubber
  • GRP fibreglass

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What happens if roof problems are left?

For a buyer, the best time to learn about a flat roof is before contracts are exchanged. After that, the cost of any work is yours. Our report gives you specific points to raise with the seller or agent. Around Old Malden, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You will know the price for the job before booking.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Keep clear of rooflights and fragile roof sheets
  • Limit foot traffic on the covering
  • Check that new brackets or units haven’t damaged the covering
  • Watch the ceilings below the flat roof for stains

After the visit, we write up the report with photos of what we found. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.
