Chimney survey in Old Malden: what you get

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a sweep or a gas safety check. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we’ll say so. If you are worried about bricks with flaking faces and lifted or split lead flashings, a survey will tell you what’s going on, whatever the roof.

Around Old Malden, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

Findings are set out part by part, from the coverings down to the gutters. You’ll see the good as well as the bad.

FAQs for Old Malden

Will you come out to Old Malden?

Yes. Old Malden is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is my home in Old Malden listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is it a problem to have an unused chimney?

It depends on its condition and your plans. The survey shows its condition and how it’s been capped. If you are thinking of removing it, check with the council first in a conservation area or on a listed building.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How long does the survey take?

That depends on the size and shape of the roof; most visits take about 1–2 hours at a house, as part of a look at the roof around the stack. The report is sent afterwards by email.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when you book.

How we price chimney surveys

Several things affect the price of a survey:

  • House, block, shop or office
  • Extensions, dormers and garages with roofs of their own
  • The size of the roof
  • If the survey needs thermal imaging or a drone

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Helping us price your survey

A little information up front helps. It helps to include:

  • Photos of the roof, taken safely from the ground or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • The type of building and roof, like pitched or flat
  • Dates you’re working to, such as exchange

The survey, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect between one and two hours for most homes, a little longer where there are several stacks. In a smaller place like Old Malden, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Tell us about any leaks, stains or damp patches you know of
  • Tell us about parking before the day

Landlords, agents and block managers in Old Malden

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.

Useful tips for Old Malden property owners

Over many surveys, some simple habits stand out:

  • Keep track of stains on chimney breasts
  • Check your stacks from the ground after strong winds
  • Book a sweep for flues that are in use
  • Keep the report to compare against at the next survey

Once we have been, the findings are written up with photos. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Get small mortar repairs done while they’re small. It is far simpler than rebuilding a stack later.

Local roofs in Old Malden

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Old Malden has a long history of building, with Fitznells Manor about 1.8 miles south-east. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

For landlords with property near Tolworth station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark such as Parish Church of St Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Why get it checked now?

Most people never get a close look at their chimney stacks. Problems frequently go unnoticed until damp appears inside. Surveying the stack now can catch problems first. Around Old Malden, a leak in an older house can soak into timbers and plaster, and that’s a much bigger job than the original defect.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We can help you choose the package that fits what you need to know.

Signs you need a chimney survey in Old Malden

Many chimneys are no longer used. A stack sealed without ventilation can trap damp. Damp patches can appear on chimney breasts even when nothing is leaking.

Common reasons to book include:

  • Spalled or crumbling bricks
  • Redundant stacks capped without ventilation
  • Pots or cowls that look unsafe
  • Gaps in the mortar around the pots

If you look after a building like Knollmead Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What to check before booking

  • What the report includes, and whether it has photos
  • Whether VAT is in the quoted price
  • Is there a chance to talk the report through?
  • Whether the loft space is looked at, where there is one
