Chimney surveys in Berrylands

About our chimney survey in Berrylands

On terraced and semi-detached houses, a chimney stack is often shared with next door. We look at everything that’s safely in view and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. Everything is written up with photos and what we recommend. If you are worried about a chimney out of line and loose, cracked or missing pots, we can find out what’s behind it, on chimney pots and cowls, flaunching and chimney breasts alike.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Berrylands, as across London, that’s why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a proper look too.

The report records the chimney stack as we found it on the day. It is useful right away, and a good reference for later, such as when you want to compare after future work.

What we’re asked to look at in Berrylands

Lots of homes have redundant stacks. A stack sealed without ventilation can trap damp. That can lead to damp patches on chimney breasts, even with the roof in good order.

It is worth booking a survey if you’ve seen:

  • Cracked or missing flaunching
  • Damp on a chimney breast inside
  • A chimney out of line
  • Disused chimneys trapping moisture

If you look after a building such as Christ Church CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Before booking any roof surveyor

  • What experience they bring
  • How they plan to inspect the roof safely
  • Whether you get a written report with photos
  • Is VAT included in the price?

What a roof survey includes

The survey, step by step

The aim of the visit is simple: to look at the chimney stack as closely as is safe and record what we find. Notes and photos go into the written report. It usually takes between one and two hours on an ordinary house, or half a day or so for a commercial building. London terraces rarely offer a view of the whole roof from one spot, so in Berrylands we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Getting ready for the survey

Advice

What a survey costs

Several things affect the price of a survey:

  • Which survey package you book
  • The shape of the roof and its details
  • Any need for thermal images or a drone flight
  • Commercial roofs and larger buildings

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

What we need to know

What helps most when you contact us:

  • Your postcode, so we can check access and travel
  • Pictures of the roof from a safe spot, if you have them
  • What kind of property and roof it is
  • How the loft is reached, if there is one

Surveys for landlords and agents in Berrylands

Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Common questions in Berrylands

I let a flat near Berrylands station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. Just phone 07833 053749 or email us and let us know about the building.

Does a conservation area affect roof work in Berrylands?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you find out why my chimney breast is damp?

Damp on a chimney breast normally means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped and records the likely cause.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

How long is the visit?

Most surveys take about one to two hours at a house, as part of a look at the roof around the stack. The report follows by email.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Roof by roof

Lead flashings

Lead flashings seal the joint between the stack and the roof. The survey looks at whether the lead is tight, sound and well fixed.

Rendered stacks

A rendered stack can mask problems in the bricks below. The survey checks for cracking, bulging and staining in the render.

Why it’s worth a survey now in Berrylands

Most people never get a close look at their chimney stacks. Defects tend to go unseen until there’s a stain. A survey gives you a clear picture before that happens. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

Why us?

  • Clear package prices, including VAT
  • 5,000+ surveys completed
  • Professional indemnity and public liability insurance
  • An independent look at the roof

What a chimney survey looks like in Berrylands

With Hampton Court Palace about 2.4 miles west, Berrylands sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you look after a shop, office or commercial unit, for instance near Bentall Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. As a London address, Berrylands can be tricky for parking: a visitor permit or a nearby bay makes the day easier.
