Roof leak investigation in Berrylands: what you get

Our job is to find the likely source and tell you. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. It gives any roofer a clear brief. We find and report the source, and the repair itself is a separate job. Typical surveys look at brown rings on upstairs ceilings and a leak that comes and goes with the weather, across slate and tile slopes, flat roof details and lead flashings.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling, sometimes in a different flat from the one below the defect. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. We check what we’re given access to in Berrylands, inside and out. It helps to know when the water appears and in what weather.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the leaking roof, any defects and our written recommendations.

Leave it or get it looked at?

If a leak has been ‘fixed’ before and has come back, the cause was probably missed. A careful investigation looks at every likely route, not just the obvious one. It gives the next repair a far better chance. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Berrylands: your questions answered

Do you carry out roof surveys in Berrylands?

Yes, Berrylands is within the area we cover. Our area covers London and South East England. You can ring 07833 053749 or email us with the address and some details, and we will talk through which survey suits.

Is parking a problem for a survey in Berrylands?

Normally it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

How do you tell a leak from condensation?

It’s a common question. A leak typically shows in one area and follows rain, while condensation is often widespread and worst on cold days. We tell you which it is most likely to be.

How long does the visit take?

On site, it usually takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do you look in the roof space?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Will you walk on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

Will you fly a drone over my roof?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

The survey, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. You get in touch with details of the leak and any photos.
  2. Inside, we check the damp area and the loft space above it.
  3. Outside, we check every likely route in.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photos, the likely entry point and recommendations.

Getting ready for the survey

  • Jot down any questions you want answered
  • For flats, check roof access has been agreed
  • Clear the way to the loft hatch

What a roof leak investigation does not cover

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • An intermittent leak that shows no trace on the day
  • What’s under the covering or behind the plaster
  • Leaks from plumbing, tanks or pipework rather than the roof

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

Berrylands roofs and the weather

About 2.4 miles west lies Hampton Court Palace, a reminder of how long the area around Berrylands has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Berrylands is one of them, bay roofs, hips and later dormers each have their own details. Each of these roof types has its own typical places for water to get in.

For landlords with property near Berrylands station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. For site and facilities teams at buildings such as Christ Church CofE Primary School, a leak through a large roof is frequently found some distance from where the water shows inside. For businesses in and around places such as Bentall Centre, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

What a survey costs

To price your survey, we look at:

  • The number of roofs, including extensions and garages
  • The use of thermal imaging or a drone
  • Commercial roofs and larger buildings
  • The package you choose: Basic, Standard or Premium

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

What to let us know when you get in touch

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • Access details, like a loft hatch or a shared roof
  • Where the property is, with the postcode
  • The type of building and roof, like pitched or flat
  • When you need the report by

A quick phone call is normally the easiest start: call 07833 053749 or drop us an email. You’ll have a price before anything is arranged.

Different roofs, different checks

Valleys

Debris in a valley slows the water and pushes it sideways. During a downpour, water can back up under the coverings.

Flat roof upstands and outlets

Flat roof water can travel under the covering before it shows. Where conditions allow, moisture readings and thermal imaging help narrow it down.
