How a landlord roof survey works in Berrylands

We survey let and shared roofs in Berrylands and across London and South East England. Time on site typically takes roughly 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. We inspect from ground level, vantage points, the roof space and the roof where it’s safe including by drone where applicable. You then get a written report with photos. We survey flat roofs on blocks, gutters and downpipes and converted houses, and people most frequently book us about cracked or lifting flashings and worn ridges, hips and verges.

Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Berrylands, as across London, that’s why a roof needs a close look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a close look too.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Landlords, agents and block managers in Berrylands

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey on any day of the week, which helps when tenants work during the week.

We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the let or shared roof, with photos.

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

How the survey works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes an hour or two on an ordinary house, and longer for a large or complex roof. For a visit in Berrylands, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it’s safe.

  1. You let us know about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Advice

Leave it or get it looked at?

Relying on what tenants report means relying on what they can see. A ceiling stain often means water has been coming in for some time. A survey looks at the roof itself. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Landlord roof survey starts from £150, including VAT.

Berrylands: your questions answered

I let a flat near Berrylands station. Can you check the roof?

Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and some details, including who will give access on the day.

Will parking be an issue for a roof survey in Berrylands?

Typically it is manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

Is this a RICS survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you look in the loft space?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

Do you climb onto every roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

Are you insured?

We are covered by professional indemnity and public liability insurance.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Landlord roof surveys in Berrylands: local notes

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Hampton Court Palace, about 2.4 miles west, is one of the historic houses in the wider area around Berrylands. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you look after a shop, office or commercial unit, for instance near Bentall Centre, a dated report on the roof is useful for planning and for any lease discussions. For a London address like Berrylands, it’s useful to know about controlled parking before the day, along with any off-street space.

What we look for on each type of roof

Roof spaces and lofts

Underlay on older roofs can be felt, or missing. We note what we see from inside.

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. Any problems are photographed.

Signs you need a landlord roof survey in Berrylands

Many blocks and converted houses have several roof types. Each wears differently, and flat roofs over rear additions often need attention sooner.

Problems we come across frequently include:

  • Gutters overflowing onto walls
  • Gaps where tiles or slates have slipped
  • Cracked or leaning shared chimneys
  • Worn ridges, hips and verges

If you live near a park such as Beverley Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

What to check before booking

  • Will they check the loft as well as the outside?
  • What the report includes, and whether it has photographs
  • Whether any drone flown is registered with the CAA
  • What’s outside the scope of the survey
