Leave it or get it looked at?

Climbing a ladder to look in the gutters yourself is risky. From ground level you can spot drips and overflows but hidden gutters are another matter. Our survey covers what can safely be seen and records it with photos. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Gutter survey in Berrylands

Damp patches on inside walls, stains below a valley or water running down the brickwork frequently trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. If the evidence points elsewhere, like a flashing or the roof covering, we will say so, with a suggested next step. We survey fascias and soffits, outlets and hoppers and valley gutters, and common reasons people get in touch are fascia boards damaged by overflowing water and gutters full of debris and silt.

London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we look for on each type of roof

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. The report notes every one we spot.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Damage hidden inside walls or behind boards
  • Hidden sections we cannot view safely
  • Confirming asbestos in older rainwater goods

If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey. What our survey covers.

What this survey covers

  • Outlets and hoppers
  • Eaves gutters
  • Fascias and soffits
  • Valley gutters
  • Parapet and box gutters
  • Downpipes

How we price gutter surveys

When we price a survey, we consider:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether you choose the Basic, Standard or Premium Survey
  • Building height and the viewpoints available
  • Whether thermal imaging or a drone is needed

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Helping us price your survey

You do not need to know any roofing terms. Just let us know:

  • Where water is showing inside, if it is
  • Whether there’s a loft hatch, a shared roof or tricky access
  • What’s prompted the survey
  • Where the property is, with the postcode

Once you know what you need, phone 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

For landlords and managing agents

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.

Roofs, chimneys and gutters in Berrylands

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Berrylands is one of them, bay roofs, hips and later dormers each have their own details. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 2.4 miles west lies Hampton Court Palace, a reminder of how long the area around Berrylands has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

Parking in Berrylands, as in most of London, takes a little planning: let us know about permits, visitor bays or off-street space when booking. Anyone responsible for a site like Christ Church CofE Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. If you live near a park such as Beverley Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Berrylands is about 1 mile east of Surbiton, in Greater London. Bookings from Berrylands are handled just like any other: a call or an email, a price, then a date. Our Greater London coverage includes Berrylands. We also survey roofs in London.

Every address in KT5, KT3 and KT6 is within our area for gutter surveys, from the main roads to the quietest streets. You’ll find streets like Park Road, The Avenue and Regent Road, all of which we cover. If you are just outside Berrylands, we cover Tolworth (1 mile south), Surbiton (1 mile west), Old Malden (1 mile south-east), Worcester Park (2 miles south-east) and Chessington (2 miles south). We also work in nearby towns such as London (11 miles north-east), City of Westminster (10 miles north-east), Marylebone (10 miles north-east), Kensington (8 miles north-east), St Pancras (12 miles north-east) and Shoreditch (13 miles north-east).

Local landmarks in Berrylands

Typical jobs here are in homes near Beverley Park, Coronation Hall pub and Kingston School of Art and the streets around them. There is a railway station in Berrylands itself: Berrylands station. A little further out are Tolworth Hospital (1.1 miles south) and Bentall Centre (1.5 miles north-west). For a walk, there’s Kingston Hill Road area and The Lake.

Your questions about gutter surveys in Berrylands

Will parking be an issue for a roof survey in Berrylands?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Can a landlord with a rental near Berrylands station book a roof survey?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or use the contact form with the address and what you need.

Can you give me structural calculations?

No. We point out what can be seen, like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

How much time does the visit need?

It usually takes an hour or two for most houses, and longer for a large or complex roof. We’ll give you an idea when you book.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will explain what’s needed.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so the report covers what can be seen.

How the survey works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a London area like Berrylands, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from the ground, windows, the loft and, where it is safe, the roof itself.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. You get a photo-illustrated written report and recommendations.

Preparing for the visit

  • Gather any invoices or paperwork from past roof work
  • If it isn’t your property yet, arrange access through the agent
  • Make sure the loft hatch can be reached
