Independent storm damage roof reports in Berrylands

Storm damage roof report in Berrylands

Our storm damage report starts from £150. You get a written report with photos by email. It isn’t a repair quote and does not include repair costs, so ask a roofer to quote for the work. Your insurer may also send its own loss adjuster. What you get is an independent record of the damage and what seems to have caused it. Typical surveys look at slates and tiles blown off the roof and loose or torn flashings, across flashings, ridges and hips and chimney stacks.

Many London homes are well over a century old and their roofs have been patched more than once. Telling wear from a one-off event matters, because insurers typically exclude wear and tear. A careful look in Berrylands tells the two apart where the evidence allows. Photographs and a written account give you something specific to show an insurer, a landlord or a roofer.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take about one to two hours for a house, though large, tall or awkward roofs take more time. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We start with what you’ve seen and any temporary repairs.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. The roof is inspected from ground level, windows and the roof where it’s safe.
  4. We record fresh damage and older defects.
  5. The report, with photos, is emailed to you.

How the survey changes by roof type

Lead flashings

Lifted flashings let rain run behind them into the roof. We note where this has happened and any damp inside.

Slate roofs

After strong winds, we often see cracked and slipped slates. Each area is photographed and described.

Questions from Berrylands

How do I find out if my home in Berrylands is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover Berrylands?

Yes, Berrylands is within the area we cover. Our area covers London and South East England. Just ring 07833 053749 or send us an email and let us know about the property.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Is wear and tear covered by insurance?

Wear and tear is normally excluded from home insurance. We note both storm damage and older defects, so it is clear what we found. Your insurer decides how its policy applies.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Leave it or get it looked at?

If the damage is partly wear and tear, it’s better to know. Our report gives an honest view of both, so there are no surprises later. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. You will know the price for your roof before booking.

Storm damage roof reports around Berrylands

The wider area around Berrylands has a long history of building, with Hampton Court Palace about 2.4 miles west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

If you look after a building such as Christ Church CofE Primary School, tracing a leak on a big roof starts with where the water appears and works back. If you look after a shop, office or commercial unit, for instance near Bentall Centre, a quick answer on where water is coming in keeps a business running. For landlords with property near Berrylands station, tracing a leak quickly matters when a tenant is living with it.
