How a chimney survey works in Chessington
We inspect chimneys from wherever they can be seen safely: the ground, nearby windows and higher points, and the roof space where it’s safe. With our Premium Survey, a drone inspection is included where applicable. Where part of a stack cannot be seen, the report says so. Every defect we find is photographed and described in plain words. We survey lead flashings, brick chimney stacks and chimney pots and cowls, and people most often book us about unused flues sealed without airflow and damp on a chimney breast inside.
London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Chessington: your questions answered
Will parking be an issue for a roof survey in Chessington?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.
Does a conservation area affect roof work in Chessington?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Do you look in the loft space?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
How much is a survey?
Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.
Do you cover Chessington for chimney surveys?
Yes, we do. We carry out chimney surveys in Chessington.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
What affects the cost of chimney surveys
We confirm the price for your roof before you book. These are the things that affect it:
- Whether it is a home or a commercial building
- Extra roofs, like extensions, dormers or garages
- Height and safe access
- Roof area
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.
Helping us price your survey
These details help when you contact us:
- When you need the report by
- What made you get in touch
- The property’s address and postcode
- What kind of property and roof it is
Most bookings start with a short call: phone 07833 053749 or email us. You will have a price before anything is arranged.
Checking the roof from ground level
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
How it works
You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. The survey itself takes roughly 1–2 hours at most homes, and more on a big or complicated roof. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Chessington runs like any other.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Before we arrive
- Point out any leaks or damp patches
- If it isn’t your property yet, arrange access through the agent
- Agree roof access with the managing agent if it’s shared

When to book a survey in Chessington
Years of fires can affect the mortar inside a stack. Mortar can deteriorate unevenly from flue gases and moisture, which is one reason stacks start to lean.
Look out for signs like these:
- Flaunching that has broken away
- Disused chimneys trapping moisture
- Frost-damaged brickwork on the stack
- Gaps where the stack meets the roof
Anyone responsible for a site like Castle Hill Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.
What to check before booking
- Which viewpoints they use to see the roof
- Whether you get a written report with photos
- What’s outside the scope of the survey
- Their report turnaround times
Why act early in Chessington
Damp in a chimney breast usually gets worse while the cause is left. It can stain walls and damage plaster. Finding the cause means the right work can be planned. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Chimney surveys in Chessington: local notes
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Fitznells Manor about 2.2 miles east, Chessington sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
Landlords with a home close to Chessington North station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Take an older house close to Church of St Mary the Virgin: its chimney, valleys and lead work are likely to be the parts that need attention first.

Honest limits
Without opening up the roof, some things stay hidden, so a survey has limits:
- Structural calculations for a leaning stack
- Hidden sides of a shared stack
- The inside of the flue, which needs a sweep or flue specialist
