Landlord and commercial surveys in Chessington

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

Drone roof survey in Chessington: what you get

Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They also suit fragile roofs that nobody should walk on, such as old slate, clay tiles or cement sheets. You get close-up views without anyone setting foot on the roof. We check the airspace for your address before the visit. If a drone is not the right tool, we’ll say so. Typical surveys look at coverings that have slipped high up on the roof and damage after a storm that can’t be seen from below, on chimney stacks, valleys and parapet gutters and flat roofs on upper floors.

London airspace is busy and tightly controlled: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Every address in Chessington is checked before any drone flight, and where permission is needed, the flight waits for it.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Why act early in Chessington

Close-up photos make conversations with roofers clearer. They show the location and extent of each defect. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

What affects the cost of drone roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • The size of the roof
  • If the survey needs thermal imaging or a drone
  • The shape of the roof and its details
  • Basic, Standard or Premium

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

What to tell us when you contact us

Here’s what helps us most when you get in touch:

  • What made you get in touch
  • The property’s address and postcode
  • Your timetable, such as an exchange date
  • Photos of the roof, taken safely from the ground or a window

A quick phone call is typically the easiest start: ring 07833 053749 or email us and we’ll ask a few questions about the roof. You will have a price before anything is arranged.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours for most houses, or half a day or so for a commercial building. You are welcome to ask questions while we are there. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Chessington runs like any other.

  1. You give us the address and let us know about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. We assess the conditions and the take-off spot first.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. The findings, photos and recommendations reach you by email.

Advice

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Keep a clear space in the garden or drive for take-off
  • Allow for a change of day in poor weather
  • Give us the full address so we can check the airspace
  • Tell next door if the drone will be near their property

Your report arrives by email, including the close-up photos taken by the drone. Each finding is explained in plain words, with recommendations prioritised by urgency where relevant.

Every so often, look in the loft space with a torch, keeping to boarded areas. The underside often shows problems before the outside does. Take photos of any changes.

What we look for on each type of roof

Steep slate and tile slopes

Widespread slipping on slate normally means nail fatigue. Close-up photos show how widespread it is.

Valleys and parapet gutters

Some older terraces have a butterfly roof with a valley in the middle. You cannot see it from the street at all, but it’s plain to see from the air.

Drones, thermal imaging and Chessington roofs

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up.

The streets around a church such as Church of St Mary the Virgin are often among the oldest in a place, and if your house is among the older ones nearby, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. If you run a business near The Ashley Centre, large commercial roofs are frequently easiest to see by drone or thermal camera. Parking in Chessington, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway when booking, as a space near the door can’t be promised.

Chessington questions

Is parking a problem for a survey in Chessington?

It rarely stops a survey, but it is worth planning. Let us know what parking is available nearby, and the visit is planned around it.

How do I find out if my home in Chessington is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

When does the report arrive?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Will you walk on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

Does the report include photographs?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.

Do you work in Chessington?

Yes. We cover Chessington and the rest of Greater London, as part of our work across London and the South East. To book, call 07833 053749 or drop us an email.
