Roof surveys for homes and businesses in St Helier
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. We’re frequently asked to look into lifted, split or missing lead flashings and gutters that overflow in heavy rain, on flat roofs, clay and concrete tiles and chimney stacks.
Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In St Helier, as across London, that’s why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What we’re asked to look at in St Helier
The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.
People usually book a survey after spotting one of these:
- Flashings that have come away from the wall
- Blocked, sagging or leaking gutters
- Water stains on rafters and ceiling joists
- Valley linings that have cracked or split
If you own a rental within reach of Sutton Common station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Questions to ask before you book
- Is VAT included in the price?
- Whether the loft is part of the inspection
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- How much experience they have with roofs like yours
Different roofs, different checks
Natural slate
Many Victorian and Edwardian houses have slate roofs. Widespread slipping usually points to corroded nails, which we describe in the report.
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted.
What a roof survey doesn’t cover
Without opening up the roof, some things stay hidden, so a survey has limits:
- A promise that the roof will not leak in future
- Confirmation of asbestos in soffits or cement sheets
- A full building survey of the property
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. What a survey covers and does not.

Roof surveys around St Helier
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in St Helier is one of them, bay roofs, hips and later dormers each have their own details. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around St Helier has a long history of building, with Nonsuch Mansion about 2.6 miles south-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a shop, office or commercial unit, for example near Centrale Croydon, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If yours is one of the older homes in the streets near St Peter's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Surveys for landlords and agents in St Helier
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we will plan the survey around it.
Common questions in St Helier
Can a landlord with a rental near Sutton Common station book a roof survey?
Yes, rented property is part of what we cover. You can ring 07833 053749 or use the contact form with the address and some details, including who will give access on the day.
How do I find out if my home in St Helier is listed?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Can you look at a roof that’s joined to next door?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
Can you survey in bad weather?
A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather isn’t suitable.
Is St Helier in your area?
Yes. We cover St Helier and the rest of Greater London, as part of our work across London and the South East. To book, phone 07833 053749 or send us an email.
Can you check whether my roof contains asbestos?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

How it works
Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a London area like St Helier, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it’s safe.
- You tell us the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- We look at the roof from each safe vantage point outside.
- Inside, we check the roof space where there’s safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
Getting ready for the survey
- Unlock side gates and any roof access doors
- Leave a clear route to the loft
- Find any records of previous roof work

Advice
Leave it or get it looked at?
Without a survey, you’re guessing at what the roof needs. You might pay for work that does not fix the real problem, or miss the fault that matters. A survey tells you what actually needs attention. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.
