DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Gutter survey in St Helier

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether overflows are working. The photos show you exactly what we found. It’s an easy job to put off, but they rarely get better. We survey valley gutters, eaves gutters and fascias and soffits, and people most often book us about leaking or loose downpipes and blocked outlets and hoppers.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in St Helier are no exception. Shared chimney stacks and the lead around them are just as important to check.

If any part of the gutter couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we look for on each type of roof

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.

Common questions in St Helier

Does a conservation area affect roof work in St Helier?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Can parking be tricky for a visit in St Helier?

Normally it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

Will you go up on the roof?

Only if it is safe. We inspect everything that’s safely in view: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. Anything we can’t see is noted in the report.

How experienced are you?

More than 5,000 surveys over 20+ years.

What happens after the survey?

The report arrives by email, with photos and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Do I need to be at home?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we’ll agree the details as you book.

How soon will I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

What we are asked to look at in St Helier

Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building, because there is no outer edge for it to spill over. Lead is also a target for theft.

Problems we come across frequently include:

  • Cracked or loose downpipes
  • Gutters that have fallen out of line
  • Rotten fascias or stained soffits
  • Leaks at the gutter joints

Take a building like Tweeddale Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Before booking any roof surveyor

  • What they won’t be able to tell you
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Will they check the loft as well as the outside?
  • What insurance they carry

What to expect from a roof survey

What happens if roof problems are left?

It is easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone won’t solve it. A gutter survey helps rule the rainwater system in or out. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

What a gutter survey looks like in St Helier

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look. Nonsuch Mansion, about 2.6 miles south-west, is one of the historic houses in the wider area around St Helier. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

Shop and office owners around Centrale Croydon may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Take an older house close to St Peter's Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Landlords, agents and block managers in St Helier

We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the gutter, with photos.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

How the survey works

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. In St Helier, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit

  • Check the loft hatch can be reached
  • Make sure pets are kept safely away
  • Show us where any leaks or stains appear
