About our gutter survey in Benhilton
Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. It is an easy job to put off, but they rarely get better. Common reasons to book are brackets that have dropped or snapped and leaks at the gutter joints, on fascias and soffits, valley gutters and eaves gutters.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Benhilton has one, it needs checking from somewhere that can actually see it.
After the visit, you get a written report with photos, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

How the survey works
Safety comes first on every visit. We inspect whatever is safely visible, and anything we cannot see is noted in the report. Most visits take between one and two hours at a typical home, with bigger or more complicated roofs taking longer. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Benhilton runs like any other.
- We agree which parts of the building you’re most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
Before we arrive
- Jot down any questions you want answered
- Make sure the loft hatch can be reached
- Keep pets in another room

Common questions in Benhilton
How do I find out if my home in Benhilton is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you survey roofs for landlords with property near Sutton Common station?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
What insurance do you have?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
Can a gutter survey explain damp on my walls?
We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so the report covers what can be seen.
Do you use drones?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Do you look in the loft space?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.
Practical tips
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:
- Look out for overflows when it pours
- Leave gutter checks at height to someone equipped for it
- Check the loft with care after heavy rain
- Look for green streaks or damp patches on walls
Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.
Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.
For landlords and managing agents
Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
Businesses and commercial landlords can book us too. Bigger roofs take more time.
How the survey changes by roof type
Cast iron gutters
Cracks often open on the back of cast iron downpipes, so we look closely at the walls around them.
Aluminium and other metal gutters
Joints and fixings are the weak points on metal gutters. Any leaks or corrosion we spot go in the report.
Common roof problems in Benhilton
A good many tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and gives plants somewhere to grow.
Most people get in touch when they’ve noticed one of these:
- Downpipes that are split or coming away
- Leaves and moss blocking gutters
- Dripping or leaking gutter joints
- Sagging gutters and loose brackets
The streets around a church like All Saints Church are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
What to check before booking
- How long the report takes to arrive
- What they will not be able to tell you
- What the report includes, and whether it has photographs
- Which viewpoints they use to see the roof
Benhilton homes and their roofs
About 1.9 miles south-west lies Nonsuch Mansion, a reminder of how long the area around Benhilton has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Benhilton is one of them, bay roofs, hips and later dormers each have their own details. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Living close to Manor Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn. If you look after a building such as All Saints Benhilton CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

What this survey can’t tell you
It is useful to know what a survey will not do before booking:
- The inside of a downpipe along its whole length
- The inside of buried drains
- Gutters out of sight from every safe vantage point
